living room

Do you want to know what to look for in a real estate agent when selling your property? Well, you’ve come to the right site. We have a few tips and recommendations as it can be difficult to get the right representation when you need it the most. Property is a big-ticket item, and for most people, it is the most valuable asset they own. Selling or buying a home is stressful, and so much so we all love to write about it.

Is it the lack of control you have during the sales process or the time it takes?

Whatever it is about the property sales process that’s causing you emotional duress choosing the right estate agent can lessen the negative energy and all going well, you may even start to enjoy it. 🙂

Competition

It can be difficult to choose the right real estate agent when you want to put your home on the market because there is a lot of competition in your local area. Dozens of agents may be vying for your business, so how do you know which one to choose? Here are some handy tips.

Ask Around

Friends and family or colleagues who have sold the property in your area recently are worth approaching for feedback on the agent they used to sell their home.

Often it’s hard to get someone to say they’d not use someone again, so you need to ask better questions. What would concern you about selling? Write a list and then ask questions that cover off the areas you’re most concerned about, including communication, the fees, marketing, open homes, and offers.

Barion Designs says another concern of home sellers is home staging. Do they have to move out of their home to sell it? Or can it be staged virtually? An expert, real estate agent, will have the right connections with professional virtual home stagers, so you don’t have to move out before your home has sold.

Fee

Most people will start with the cost when it comes to narrowing down potential sales agents. If there are a lot of agents in your area, this could be the initial strategy when there’s a lot of agents capable of selling your home.

However, the cheapest agent isn’t always the best. If you are selling when it’s a buyer’s market, i.e. lot’s of property listings and not a lot of buyer demand, then you want the agent that can actually ‘sell’ even if their commission is higher than their peers.

Proactiveness

Your preferred agent must be a go-getter. You will know they’re good as they will have a lot of listings and they will sell their listings in less time than it takes the average agent to seal the deal. Once again their commission may be higher, but if they sell your home for the best price even in a buyers market, then it’s the best outcome.

Marketing

Your preferred agent will be using all the popular digital listing platforms as well as offline marketing strategies like flyer drops into neighbours mailboxes.

Social media

Real estate agents use social media to promote their listings, so check out their profiles on social media. The active agents will be posting daily, and they’ll be getting likes and have a good following.

Experience

The size of the agency the agent represents is not necessarily important. For example, a local real estate agent could be a one-person business, but if that person has sold every house in the area for the last decade, you know they will be good.

Alternatively, an agency could have branches in every state, and they could have a fantastic reputation for relocating people across state lines. They may be able to reach potential buyers that a small agency couldn’t.

To get an idea of the best agents in your area, look at Zillow to see how many properties are being sold by each agent.

Selling your home doesn’t need to be stressful – however, the process of identifying the right representation to sell it can be a bit of a minefield. Please give yourself plenty of time to make the right choice and use our tips. Also, check out our other articles on selling property.
