4 Signs Your Roof Should Be Replaced

There are many areas around the home that can deteriorate gracefully. While it’s never a good idea to ignore maintenance, some items left in a wrong way will cause more significant issues later on. If you were thinking the thing that should never be sidelined is the roof, then yes, you’re correct.
Leaving a roof to wear away is a bad idea on so many levels. Delaying the work puts off spending the money, but that’s the only positive, negative reasons include leaks damaging the interior of your home outweigh the positive. Lets’ face it a small fix today if left alone, is a more extensive and more costly project later on.
In this article, we look at the telltale signs that confirm roof replacement might be a better way to go to save on time and ongoing disruptions and maintenance.
The Age Of Your Roof
How old is your roof? Its age is a good sign of its life expectancy, and if your roof is nearing the end of it’s expected life, then this is a sign that your roof may have some underlying weaknesses in the materials.
Asphalt Shingle Roof
A typical asphalt shingle roof will usually last between 20-30 years, so if your roof is made of this material and is nearing that end of its expected lifetime expect some change to take place soon.
If your roof is around 25 years old and is in good condition, you will generally have between 5-10 years left before it’ll need replacing. You’ll not know it’s condition unless you regularly inspect it.
An inspection can be visual and done by you; however, when the roof is nearing the end of it’s expected life, get in a professional to inspect for you.
Iron
While an iron roof lacks the aesthetic appeal as other roofing materials, it will last the longest, and you may get up to 70 years before needing to replace it!
Missing Slates or Tiles
With slate and tile roofs, most of the time, you can get away with replacing a few slates or tiles on your roof here and there without the cost of a full replacement. With some tiles replacing them ad hoc is likely to show mismatch in colours.
The newer tiles being brighter than the existing tiles.
Where the tiles need replacement may be a factor in determining whether to replace the full roof or a portion of it. For example, if the area of concern is at the front of the property, aesthetically the roof may look odd with different colours, and it may give the perception to prospective homebuyers (if you’re thinking of selling) that the home is not in good condition.
Therefore this would prompt a discerning homeowner to replace either the entire roof or a large part of it. Remember, perception is everything.
Sagging
A clear sign things are not right with a roof is when you can visually see it is sagging. While a sag or dip in the roof may not be the roof material, it is a sign there is possibly a structural issue with the roof structure or that of the house right down to its foundations. Don’t delay or as the saying goes put off what you can do today till tomorrow contact a roofer says Belfast Roofing Services.
Lead or Iron Flashing
Lead or Iron flashing deteriorates over time, which can lead to leaks around your chimney and along roof joins. Keep a close eye on soakaways and lead flashing around chimneys, as this is where cracks usually form.
These are just some of the main issues that tend to indicate a new roof is needed. If you’ve noticed any of these problems with your roof, get in touch with a professional.
