In a buyer’s market it can be tough to get the price you want for your home. Many of us put our heart and soul into making our home the very best it can be – and it’s important to see the return from your efforts when it comes to time to sell.
With this in mind, here’s how you can sell your home to get the price you deserve.
Study the market
Most homeowners use the services of estate agents to put their home on the market, reach out to a network of buyer’s agents and prepare the home for numerous viewings. But, this shouldn’t stop you being knowledgeable about the whole process yourself so that you can do your bit. Do your homework, especially when it comes to price as you’ll need to play a big part in this decision.
Look at what similar homes have been selling for, how long they have been on the market and which properties have had to lower their asking price. By getting all of this information, you can challenge your estate agent and play an important role in the sale – and understand what a fair price will be.
Showcase the exterior of the house
Sprucing up the outside of a home can do wonders for selling the property. The presentation of a home’s exterior will give potential buyers a glimpse of what the rest of the house is going to look like and set that all-important first impression.
Here are two easy ways you can create the wow factor with your exterior:
- Trim and tidy: Mow the lawn, trim the bushes, and water your plants for a clean look. Also, keep a close eye on other outdoor areas such as walkways, driveways and doorways – they might need a little spruce up and some TLC.
- Highlight your outdoor living area: If you have an outdoor BBQ, pool or patio seating area, get them clean and tidy and be sure to highlight them as a selling point.
Get the inside ready for viewings
It’s also important to get the inside of your home ready for viewings. Make sure your home is clean and tidy as an absolute minimum. Fix any issues – creaky cupboard doors, broken taps etc – and depersonalise your space. You want to let buyers imagine themselves – and their belongings – in your space and it’ll be tough to do that with too much clutter in the way.
Stick to local agents
The ideal estate agent to sell your home needs to be someone who is a local expert on your neighbourhood. This is because they will understand the market and what is and isn’t working for other buyers. You also want to work with someone who can sell your area as a great place to live and is easy to get hold of in a convenient location when it comes to sorting your paperwork.
