To remove cladding or not?

Hello again all,

What are some points to consider when removing "suspected" (1960's) Asbestos Brick veneer from a weatherboard home.

We have a 130 square metre house where the cladding was added on top of the white weatherboard to "modernise" it. We have absolutely no idea of the condition of the weatherboard underneath. I am of the opinion that removing the cladding and sorting it out is necessary since it is a buy and hold property for a long time noting section size and unitary plan.

Yet, if the weatherboard is in too poor of a condition, the complete reclad of the house would be a heck of a lot more.

This property is currently our PPOR with the intention to rent out in 4 years.

Otara, $640k purchase (I do not believe we bought well). Therefore it is at the upper price cap of Otara at the moment, but we have just had 2 homes renovated on the street, 2 more demolished with new ones being built and more home removals down the road, I'm of the opinion it's too central to stay a slum!

A few questions for you:

Is it worth doing if during the development phase, it becomes necessary to remove the dwelling entirely from the site to go to a higher density?

Is the Brick Veneer in good condition or crumbling away? Does an asbestos person consider this a risk?

That is another query to weigh up. Ideally we just want to rotate the house 90 degrees (to allow driveway past) then put a relocatable on the back.

Brick veneer is cracking in multiple places - hairline cracks though. Our building inspector did not say it is a current risk while it remains undisturbed.

Is it the actual brick that's cracking or the mortar? If you have step cracking in the brick, ie like a zig zag pattern then its probably foundation movement. In which case you need the foundation looked at. Is it on timber piles?
