  • Is there really a housing crisis? I was just looking at rental vacancies in Auckland, currently advertised on Trademe. Well over 4,000. So anyone looking to rent has a fair few options. Of course not all tenants look like good prospects to landlords. Perhaps that's where the crisis lies.

Can't see how this is legal. Doesn't seem to have enough windows. No ventilation?

        • A report last year by research group Strategic Risk Analysis found Auckland construction costs per square metre had increased 212 percent since 1993.

The report cited regulatory red tape as responsible for "the astronomical property price inflation in Auckland".

          • that will be right , Land purchase $125K
Build price 200m2 single level B&T East Auckland dwelling $170K.

There is a correlation between build price and house price since 2012. Reason: Everybody wanted in on the profits! so kept on piling in until buyers screamed unfordable.

            • I was looking home on rent in Auckland but rent was too high. I can't afford that much amount. Then I lived with my friend on sharing basis. Government need to fix the rent amount for tenant. So, everyone live freely and easily.

              • Aha! Rent control !!

'Gunnar Myrdal stated, “Rent control has in certain Western countries constituted, maybe, the worst example of poor planning by governments lacking courage and vision.” His fellow Swedish economist (and socialist) Assar Lindbeck asserted, “In many cases rent control appears to be the most efficient technique presently known to destroy a city—except for bombing.” '

'NEW DELHI—A “romantic conception of socialism” … destroyed Vietnam’s economy in the years after the Vietnam war, Foreign Minister Nguyen Co Thach said Friday.

Addressing a crowded news conference in the Indian capital, Mr. Thach admitted that controls … had artificially encouraged demand and discouraged supply…. House rents had … been kept low … so all the houses in Hanoi had fallen into disrepair, said Mr. Thach.

“The Americans couldn’t destroy Hanoi, but we have destroyed our city by very low rents. We realized it was stupid and that we must change policy,” he said'

Recently saw this in Porto (Portugal) where rent control stopped maintenance and now the place is full of buildings being fixed (after the controls came off) as well as many just sitting there derelict and empty.

How do you suggest that the Govt 'fix' that?

                    • Same way as the Government should 'fix' the price of shoes if he cant afford those, and 'fix' the price of iPads if he can't afford one of those.

Interpretation - I DESERVE a place that exceeds what i WANT to pay. Someone else should foot the bill so that I can live the way I EXPECT to live

Is it really more expensive to build new in New Zealand?

I find it hard to believe that our earthquake standards doubles the price to build.
As for using gib for bracing - you don't have to! With brick houses ply on the outside is a good option.
