I would stop calling them and write instead. And ask them your questions, including the procedure and their authority for lodging a bond claim against Tenancy Services to remedy their mistake. There is a well hidden contact form (Email us) at the bottom of the Contact page, and requests are given a...

The climate change emergency and the housing crisis suddenly are off the front page. Just a coincidence I'm sure....

For those that glance at Kiwiblog time to time, there is some interesting discussion in today's General Debate based on overheard conversation about possible contents of a housing Cabinet paper. Not going to repeat it here as could be just a conspiracy theory, but worth a look anyway to make up one's...

If not living off a day job, the idea is to increase income and reduce expenses. Use some of the free time to work on skills. Some thoughts -
Make sure all the rents are always at or a bit above market. Keep on top of essential maintenance before it turns feral, and defer nice to have...

I see Nicola Willis, National's housing spokesperson, said in he House this week that if there is a housing emergency treat it like the Christchurch earthquake emergency. Work together, release land, scrap rules and regulations that add delay, cost and little value.
What's wrong with that...

That new policy didn't last long. Wonder what changed the bank's mind? Couldn't possibly have been good customers saying they will vote with their feet. Because a bank that knows its customers and its cash flow would have figured that out. Right?...

Fortunately for Minister Faafoi the consequences of his changes to the rental market are now another Minister's responsibility. And problem. That was smart of him. I'm betting he put his hat in the ring for a change of portfolios.

Trademe's latest rental stats - with a focus on Wellington's shortages and rents. It is a monthly report and useful as it compares year on year.

Definitely not attractive but notice the neighbours are complaining about glare from the windows and having to buy curtains for privacy. With Auckland prices these days these folk have a fantastic opportunity to move to somewhere neighbours are just like them. Most of New Zealand that would be.

This article by David Hargreaves runs through Minister Robertson's options to intervene in the housing market. In summary -
"I might sound like I'm being negative about the Government getting involved in housing demand. I'm not at all. But nobody needs it going off half cocked and...

I would be a bit cautious right now. Changes in LVRs and rental rules may discourage buyers, esp investors, from buying and put the development at risk. Also apparently changes to the Unit Titles Act coming, impact unknown. Time to time Colliers publishes Auckland apartment research so that might be...

Heh, these days once a year rent increases. But those increases can be as much as possible without reaching the level of 'substantially more than market'. Other things being equal of course, as depends on demand and availability of good tenants. Good way to 'encourage' tenants to leave if that is what...

The below site has the monthly Trademe rental (and property) price reports. There is a note at the bottom of each report about the data.
The reports go back a long way but the site was changed and the older reports are somewhere else though still available.

Suggest start by reading Matthew Gilligan's book Tax Structures 101. That will give a good basic knowledge to take to the professionals for the next step. Otherwise you are likely to get the answer du jour.

No you are wrong, unless the FTT is entered into before tomorrow (11 Feb). Then either party can terminate with the correct days notice. From tomorrow (11 Feb) any new or renewed FTT comes under the new rules. So you if you come to the end of a fixed term and extend it the new rules apply.

You will have some remedies. Like for example if there are issues raised in inspections, then issue a 14 day notice to fix. Maybe twice. If not done get a quote to fix / clean / remove rubbish / do the garden and apply to the Tenancy Tribunal for an order for the tenant to pay. (Or do the paperwork...
