I'm not forgetting those things, at all. But they are just inflation-adjusted numbers. Numbers which do not change the cold, hard fact that the much-vaunted capital gain was a mirage. Just so much smoke, wires and mirrors.

It's not a capital gain! If it was, then, if your portfolio had doubled from a gain in capital value, you'd be able to sell your portfolio and buy double the number of rentals with that gain.
You can't - of course. Because there was no gain. Just a change in...

Remember that it's all "smoke and mirrors." Numbers on a piece of paper. An IP is a hedge against inflation; against the erosion of the purchasing power of a NZ dollar. Further, just because the numbers go up (not the same as 'value'), doesn't mean that tenants can afford triple the rent....
