    How to get a body corporate started

    Hi all,

    I own a unit in Aucklands North Shore, it is 1 of 6 units in the block. Over the last few years all of the common outdoor areas have been severely neglected and now there is rubbish, over grown plants and broken fences etc etc all over the place.

    I am considering trying to have a body corporate set up so get this sort of stuff taken care of, what are your thoughts on this? Is it worth going to a body corp agency and getting them to look into setting one up for us?

    Alternatively do you think it would be a better idea to have some quotes done to get the place tidied up to scratch and try to get the other owners to pay 6 ways for that.

    I am just thinking of ideas to get this sorted, if anyone has any ideas or advise on how I should go about this that would be awesome!

    First of all, are the units unit titled? Sounds like they may be cross lease if there is no body corporate. BCs only apply to unit titles.

      please also clarify if this is one block of six units alongside each other
      or
      one block of 3 units above 3

        I believe they are cross leased units, and they are six units alongside each other.

        Well they actually form more of an L shape but they are one beside another.

          in which case forget forming BC ... whats more is ... you wouldnt want to anyway since there's more hassle with it than its worth, with some really, realllllllly, reeeeealllllllly shoddy BC agents out there (this includes some of brand names) ... proper turbides ... who seem to exist wherever one goes

          and in which case best start courting other 5 owners and talk them into plan "b" ... which is to get quote(s) and consensus/agreement to share costs between all 6 of you ... hope you don't get one who shy's off which at day's end means 5 not 6 of you would have to pay for it

          in meantime, read up and absorb wot u can from these 2 threads, if only to know your rights, then search for others if any, n read them too
