    Apologies to you - I have only just stumbled across this site, and I have now seen that there are in fact very nice landlords out there. I have had such bad luck with mine, really bad luck. I am not one of those tenants you are talking about, I don't smoke, don't have a plasma, am a young professional with young children etc. I have actually done things for the landlords that tenants should not have to do. I have provided all the lightshades (10 in total), there were none when I moved in, and mended and hung most of the drapes for them. I have provided some of my own drapes, and installed a rangehood for them and paid half, and provided installation at my cost.

    There was a gaping hole in the laundry floor that was concealed until we moved in. My friend fell through the rotting floorboards and nearly had a serioius injury. We had to do an emergency patchup job ourselves to prevent further injuries. We told LL but her boyfriend said "no need to apologise to us for doing that!!!!!" What - us apologise to them, they almost injured us intentionally. Patchup job is still there, 9 months later, still not mended.

    I have suffered hearing damage from our landlords using loud powertools for a month on the exterior of the unuinsulated house, (I have to work from home) the noise was unbelievable - no offer of compensation. I eventually was given $100 and was expected to be grateful for that.

    They were coming round daily, and weekends, public holidays etc and harrassing us. The boyfriend of LL is very creepy and kept making advances towards me, I did not feel safe for myself or my children. Finally in desperation I got a friend to phone them to explain that I just need peace and quiet, and that they have spent more than enough time wandering round the property for weeks on end (with 2 hours notice). They even wanted to disable most of the power points in the house - I said please no.

    Two appliances urgently needed fixing so she sent her boyfriend round, he is unskilled and unqualified for the job, was here for 6 hours each job harrassing me and asking me personal questions. Would not let me into my kitchen to eat (I work at home). It was a nightmare. Every time I questioned or complained they laughed at me and said flatmates should not mind. But I am renting this entire house on my own with my young family and this is not flatting....!!!!!

    Thankfully they have left me alone for 4 months but are putting the rent up by $30.00 in Nov..... The place is freezing cold and I need to have the heatpump AND nightstore on 24 hours a day to keep warm.. It will be interesting to see the powerbill might be $400 or more each month over winter.

    My last home was insulated, and the landlords left me alone, but they lived next door, and were always watching us.

    Current LLs have lied to us about so many things that I feel really sad and let down, its frustrating.

    We will leave this place in a better state than we moved in, it was just not safe in the beginning, all this was concealed from us. LL would not let me inspect the place properly in the beginning, she kept talking the whole and ranting about how great the place is. Turns out she was compensating for problems with it, and just wanted the place rented out asap so as not to lose another weeks rent. I should have trusted my senses. LL looked and sounded nice, but looks can be deceiving.

      I suggest you rent from a property management co.

      Property Managers are perfect for keeping on top of maintenance and of course there'd be no 'watching you' or seedy stuff going on. Yuk. You have had a bad time - sorry to hear it....and thanks a lot for sharing your experience here.

        Your landlord must give you 48 hours notice to come on to the property.

        You can also issue them with a 10-day notice for repairs that need to be addressed. If they don't address the problems, you can take them to tenancy tribunal.

        I suggest you read up on your rights (and your landlord's rights) to ensure they are not taking advantage of you. http://www.dbh.govt.nz/tenants-index.

        Sounds like you have come across a fairly unprofessional and inexperienced landlord. I do not bother my tenants unless they request repairs, or it is time for a inspection (every 3-6 months). If they let me know of a problem, I deal to it without delay. But I also expect my tenants to report any problems so that I CAN address them.

        One tenant had put up with a water leak in the roof - the water was actually leaking on their bed! I'm not sure how long it was going on - but there was a stain on the ceiling. Good grief! It only took me 2 days to get it repaired. I don't want my tenants putting up with that kind of discomfort AND I don't want my house being damaged from things like water leaks.

        If my tenants cause me grief, I will ask them to leave (or, more likely, they end up doing a runner). Likewise, if your landlord gives you grief, you have the right to move on. Yes, it's a pain - but your happiness in your home is important. You will have learned from this experience what things to look for in your next home and landlord/PM. Perhaps only look at properties that are managed by a Property Manager rather than the landlord themselves - they will only 'bother' you at inspection time as a rule.

          baiba , I know where your coming from , I looked at moving into a rental closer to work and a couple of places I saw were real bad , you just need to find a land lord that is willing to work for your money , we are not all bad , I buy my tenants stuff at christmas , one of my tenants had a heat pump before i got one , and the other I bought them a dehumidifier which is a plug in appliance and in no way i had to supply , some of us want your business

            like a bad marriage they aren't going to change just for you

            and you aren't going to change just for them

            there are rentals out there that will suit you better

                You are kidding right? If you are serious, then you are a shining example of the low life, tall poppy, idiot thinking type that breeds within itself in New Zealand.

                So what if a landlord, (or anyone else for that matter), works hard, and decides to buy a Range Rover? Get over it.

                If you don't like renting, you could always work toward buying your own property

                FYI the 1996 Toyota Corolla was a great car. I had one of those. That is before I became a landlord, traded it in for a brand NEW Toyota Hilux. Still have a Toyota though. Is that ok with you???

                I need something to cart away the constant messes left by tenants when they vacate, before I advertise to get new tenants so I can keep paying the bank. It's work. Boo hoo...

                    Given the experiences we've been told by Baiba, with
                    the benefit of additional information provided, maybe
                    we just need to step back a moment? We all know
                    there are some scumbag LLs 'out there,' just as we
                    all know there are some really bad tenants.

                    But - IMNSHO - they are in the minority, despite get-
                    ting the majority of the publicity. Because of that
                    very publicity, it's hardly surprising that a load of
                    stereotypical prejudices abound, most everywhere.

                    Here on PT, we've seen tenants solicit advice and help
                    in suffering some of the types of LL that make us all
                    want to hang our heads in shame. I'll give Baiba and
                    most tenants the benefit of the doubt and speculate
                    that some of the tenants that LLs have endured, likely
                    make them want to hang their heads in shame at
                    such atrocious tenant behaviour, too.

                    Best of luck with finding a good LL, Baiba.

                      Baiba, if the LL is coming around and "visiting" without notice, not fixed holes in floor etc., what you can do is apply for Tenancy mediation (costs $20 and process can be filled out on-line).

                      You are well within your rights to do this. The LL cannot kick you out of your house if you make an application for Mediation.

                      Before you start, write down all the things that the LL has done/not done since the start of the tenancy. Make sure that these are written into the application.

                      Have a read of the Residential Tenancies Act (click on the blue letters) and have a good read.

                      The LL has responsibilities (Section 45) and so does the Tenant (Section 40).
