^^ cleaning carpets should be enough. The oils love porous surfaces. I recall when it was a must that tenants had to clean carpets- but that may be just in Australia (and not sure if it’s still required now. It was when we rented there and had a rental there).

The cost of the paint might be contestable. They could say you wanted to paint to improve the property. Plus, as it's a rental, you can claim the paint and maybe also your time as an expense, so I'm not sure that would work.

To my knowledge it's always been the deal that tenants are to return the property in the same condition as they found it - ignoring general wear and tear. If you didn't give them a non smelly property then they need to return it - non-smelly. There is nothing untoward about that expectation.

Yep, I am one of the mortgagees coming off a fixed rate next year, and the best deal I will get will be almost double my current interest rate!

Mike Greer Homes has had some issues over the years. I'm not sure I'd be rushing to buy one of their builds. This is just my opinion. It's always wise to do your research and the decide.
