        So, true.

        Manurewa should be changed (sooner).

Look how Mt Roskill was, some years back: was one of the worst areas, it was said, ( before that, Ponsonby it was, one of the 'worst' -now you can't reach unless with half a mil for a studio unit to buy, freehold) - thus, it boils down the 'attraction' it seems a 'good school' - obviously 'results driven' made the glamour .

Now, those who are unable to get into high decile Grammar schools, in Central/ Epsom etc, get entry and do well generally a lot better at Mt Roskill Grammar school - clearly parents' high expectation and the 'drive' pushed the commitment of the principals/staff /eros /ministry etc do 'extra better' to increase the level of results and thus it reflects in neighbourhood - probably some 'trick' of this nature needed to apply, to 'invite' the 'pleasantries' there.....to bring back the old day charm, in South.

Because the machine does not lie.

I was in a hurry, sorry. You quoted the post
immediately before your own. That creates
a type of repetitious stammer. I removed
the quoted text and should've detailed that.
            Nothing sinister.

            Sorry for the bewilderment.

As that one starts atop a new page,
                the further indiscretion is overlooked.

Hi, this is a silly question but I was wondering if someone could let me know how to start a whole new thread, I was wanting to ask for advice concerning specialised landlord insurances? thanks

Jenn: I've sent you a PM with some guidance.

Welcome to the PT forums. Perhaps try the PT
Search function, using insurance as your keyword.

sad to see angry young men? seemingly intent on turning sleepy nz suburbs into the ghettos of america

blind to the cost to their lives and societies they are their own biggest enemies

yet they blame anyone but themselves as we grind towards cops with guns

                      and more shot people everywhere

                      personally, i blame advertising

in selling the life styles of the rich and famous to poor and anonymous

they can't afford what they see others have

                      so they get angry

and take it out on anyone near them

                      have you defeated them?
                      your demons

                        Manurewa

Its interesting as we have a lot of property in and around several parts of Manurewa and we have really good tenants that are mostly ( 80 %) long term 5 years or more. They hate the cime and the bad reputation and the mostly yunge gangs in particular but they grew up and have always lived here so they get on with life and enjoy the positives such as their local church - sports groups and community as a rule. You would never get them to move out of the area - yes they want crime reduced, they all want a job but as a rule they are happy with there lives...

I grew up in West Auckland - Henderson and often when I visit friends out there I find it just as tough and rough as Manurewa and the demographics are very similar, young people haninging around - nothing to do - no incentives to get on with life so its not just one area ...

We have one property in Manuwera
Same tenants for the last 6 years.
Grew up in New Lynn and when I visit the area (not very often)
I am amazed at the vast changes that have taken place.
To hell with having to put up with the traffic though.

I work in Wiri and its great to be able to visit and research the market out here in South Auckland.
There are some great area's and promise in Manurewa, anything close to Great South Road, Manuakau City and all the new works there, the new motorway system, it really is a go ahead area.
As long as your not too far out of the main streets.

I have a house in Coxhead Road which is middle of the road for this region, but not a back street slum area where you really want to avoid.

And its got a bus stop outside, Southmall not to far (and you wouldnt want to be too close), and its very close to Mountford Park and a fantastic new swimming pool complex that is free.

Its not such a bad area, in parts.

With the new motorway Manukau to West Springs.
And already Manuakau and the Aiport undergoing significant development.
Plus the rail to Manuakau and the new University.

I think anything along that route, or close to it, will do well in the next 5 to 15 years.
Just dont stray too far south of that.

Note: Live on the shore and always will

Still plenty of 1M+ homes selling in Manurewa so its not as bad some make it out to be.
