The thing with the books is that they give you theory about what to do. The hard part is doing it and finding the right property.

Not really...
There's about 25,000 landlords in NZ, 10,951 or so people are members of PT, lets assume at least a few are (ahem) double ups.
I'd say there are maybe 3,000 active members which isn't really that much when you think about it.
Then if there was a group of people doing 60 mill in deals they would probably be rather busy....

Yes active members make up about 10 percent of actual total visitors so we get over 30,000 people (NZ 97 - 98%) to PropertyTalk each month, and 60,000 visits so on average each visitor comes back twice during the month.

Firstly, many of our clients do not spend time on PropertyTalk.
I have considered, many times, asking students to post here or respond to varying misdirections and misstatements about what we do.

Because unfortunately, that will be the most common result. You know it, I know it, the moderators know it, and so do all of the regular posters here. We have all seen, too many times, that the most popular threads of the day involve lots of the pie-throwing.
We do have a lot of student support, many of them willingly give of their own time to explain their successes to others at events, or webinars etc.
One of the things I take most satisfaction from, is seeing the consistently helpful student interaction in our groups, the exponential learning they get from their own interactions, and the support the "older" heads give the newbies, just as you see in any other learning collective/institution, with a sound supportive culture.
So in other words, our students are often very happy to give testimonials, in a real world, positively interacting environment.
The best place to see this is either on our YouTube channel or our Successes page, either of which are easily accessible from the front page of our website.
Or come along to one of our events and ask the students yourself, face to face.
Then you (or any other reader) will be able to ask them directly, any questions you may have about what we do and how it works for them.

I guess it comes down too, - whats in it for you as a Property Tutor, how do you make your money.
While you may say that you dont sell directly, do you pass on appropriate contacts within the industry from which you then get a commission or some other consideration?
Also, with that spreadsheet you posted. It seems fictional
For example your property at Archboyd was bought for $280k, it had no money spent on it, yet its "estimated valuation" is now $380k

A lot of speculation there Damage - your approach is typical "guilty until proven innocent". I suspect they do not. People with genuine enquiries do not want a one-sided story. They wish to hear the good & the bad, which is completely reasonable on their part. To suggest that the 'bad' are simply "anonymous knockers" to be ignored is rather presumptious on your part.

It's not hard to work out this thread was started to take the heat off the US properties thread I started. A nice wee diversion of attention - that is misguided and it's a shame a lot of us are falling for it in my humble opinion.
The big evil is the 'property promoters' coming here and seeing us as a soft touch - and some posters in this thread (who are anonymous) don't seem too concerned with that though - umm why is that? Talk about blinded by their own blinkers.
