^^ what a nightmare- I’ve never heard of such a rort!
I wonder if they would have pulled such a stunt if there was a 3rd party - ie Property Manager?

I’d get rid of tenants - do some renovations - painting, cleaning etc and choose another PM - ask for recommendations and do a thorough check so to get one you can trust etc.
You’ve given them 90 days notice and that’ll take you up to July and then with the clean up - there’s always...Last edited by donna; 29-04-2024, 08:56 PM.

Get a good mortgage broker. With interest deductibility back, the aim can be to load up debt against the rentals, leaving much lower debt on your PPOR.

Building Company suggesting a way FHBs can get onto ladder
Hi All,
I found this an interesting "Press Release" on how homebuyers may be able to get a property by taking in flatmates - and the home builders Generation Homes see it as a sales strategy - i.e., buy a bigger home 3 or 4 beds maybe with an additional bathroom and sitting room...

Hi Primal,
I see you've made 260 posts here - over that time you may have read discussions on mortgages etc. In my humble opinion - you'd mortgage up your rental property and then have no mortgage on your own home, providing they are of similar value and have a deposit. I think you can...

On FB Graeme Fowler is going ahead with selling 20 properties in 2024 - with 8 months left that’s between 2 - 3 per month. First one is sold.
I think he’ll still have 30 - 40 (mix of commercial and residential)....

Building consents up - though how optimistic should we be?
Building consents are down by 25% year on year to Feb 2024. However, month-on-month you can be forgiven for some optimism as new dwellings consents surge to 14.9%.
More units for Auckland I guess.
Home values up 2.2% first quarter 2024 (Wellington...

Bartering isn’t illegal - so this may replace cash jobs. Good at a local level. Where there’s a will there’s a way.

You can give 90 days notice for renovations - that is a valid reason - then you don’t have to wait till next year.
The property needs to be offline as a rental for 3 mths then you’re good to go.
Ideally you’ll have someone who can watch the property etc during the work...

Hi Skeptic,
If I were you, I'd give the tenant notice and then get everything done to the property.
When the property was ready to go back on the market, I'd choose a different property management company and also make sure the property got the market rate from a reliable tenant...

Cash Jobs - 7000 reported via anonymous emails
While there is still physical cash - cash jobs will be hard to crack down on. Maybe this is why digital currencies will be the future.
7000 report tradies doing cash jobs. Who would be doing that? Competitors, haters, neighbours-at-war etc.
Even more interesting in the news...

Arh I see Google are running an experiment.
We may get a few $$ for the hosting from the Ads but it can’t come at the cost of user experience. I know no ads would be ideal - so if you’re struggling with the Ads I recommend using the Brave Browser - which is Ad free.

Ads in forum discussions
Hi all,
I am looking into the ads that have appeared in forum discussions. We turned them off - now they are back - must be AI taking over!
Cheers
