    raising the rent

    Hi,

Can i get your opinion please ? my rent contract is ending in June. The rent was $380 which was acceptable rent in the past year.

Now the landlord send me email saying that he knew from the newspapers that the rent prices have increased too much and informing me that he is going to increase the rent by $40 every week. I expected increase of $20 but not $40.

I am trying to find somewhere else, as i feel the landlord is selfish and arrogant by increasing it too much. is it now difficult to find a rent these days ?

    thank you

You are not alone, my landlord increased my rent from $350 to $390 in July last year and then just last month put it up a further $30 to $420! Problem is when you look at what is available it seems a fair price. There is a lot of pressure to increase rents at the moment and my feeling is that this is just the beginning.

It's the state of the market. Blame National, not your landlord.

It sounds like you got a cheap deal to start off with! Rates have gone up - the depreciation allowance has gone down - rents going up was very predictable - and you said yourself - its a market rent - even the landlord was out of line you'd move to somewhere cheaper

Check what market rents are on the DBH website. If its above the median rent for your area you can negotiate with him using that as a basis. If its below, then obviously you were getting a cheap rental.

            Rents

Every property we have has had a rent increase latley and when vacant a bigger increase and we have tenants in droves chasng them so its a sign of the times , landlords have costs to deal with as well, rates etc all going up and yes you can blame National who have made it less attractive to be a landlord going forward as well.

Be aware that these figures can be up to 6 months out of date.

no idea - check trademe and look at the rentals available in your area- that's what most landlords and PMs use to base their rent increases on.

The government has just removed $1,000's of depreciation benefits, raised GST 2.5%,
insurance has gone up by 8%+ and rates in Auckland are now probably going up by 5.1% to pay for some rugby games.

Probably costing your LL nearly $150pw!

So a rent rise is what arrogant tenants get for their resounding silence whilst their LLs were being shafted by the government.

                    Enjoy.

As long as everyone shafts the taxpayer, there's nothing to be loud about. But the second the subsidies are cut off they all come out crying injustice.

In an ideal world, both tenants and landlords should pay NO taxes, receive massive subsidies from the taxpayers, with the landlords getting more as they actually do have to do something every once in a while.

Luckily, the world is far from ideal.

                            One law for all.
That means poor, rich, small business, big business AND GOVERNMENT would be fine by me.

Unfortunately that doesn't buy many votes does it Mr Bubble?

My salary was decreased yearly by $2000 , GST increased in every thing, and LL wants to increase it by another $2000.

So as you are saying tenants are also enjoying.
