Are us naughty "speculators" driving the market higher?
Personally I can only afford to buy something that makes economic sense. A bargain that can wipe it's own nose.
Can't compete with the Government spending $750M to snap up houses at full market value.
Can't compete with...

Here's why I can't get excited about 12 families getting homes | Stuff.co.nz
When the Government released a video this week revealing it had put 12 families into newly built homes through its progressive homeownership scheme, it generated a few double-takes.

Unit trusts spread over many properties/shares would be safer in preference to owning one building.
Easier to sell. Less return with fees and higher taxes. Not so dependent on one tenant.

Tinkering
If a bare section of 400 square metres in Flat Bush sells for $800,000, no amount of tinkering with free school lunches and free period products will make any significant difference to the stress which very large numbers of New Zealand households are under – both those who are paying rent and those...

How's the "housing crisis" in Australia?
The no stamp duty on new builds plus their fast development tribunals makes it possible to build.

Try a "mini-retirement".
Take 3/6/12 months off and give it a go.
Then have the option of return to work or partial return to work.
You still have quite a high debt ratio (50%). Income off $1M is what - $30k pa - a bit light.

Initio Insurance - Middle Units
Initio Insurance don't cover middle units in a block.
This seems to be a change from previous years.
Beware if renewing insurance with them.

But fixed term automatically rolls over to periodic. Then you have to use one of the "reasons".
How do you get the tenants out at end of a fixed term?...

Remove deductability of interest perhaps?
That'll fix those nasty speculators! Teach 'em for paying top dollar for investments.
Rents going up again me thinks (in about a years time though....)

What? Do you think you own the house or something?
It's the tenants HOME. Not yours.
