      And thanks to those of you have sent me spreadsheets, I particularly liked that each of these spreadsheets focuses on somewhat different areas and has different uses, personally I'm going to use them all.

      And I should add that more spreadsheets generally are still welcome, that was just the first four I got (well 3+mine) so please email them to me [email protected]

      Finally for those of you who download my spreadsheet (Monid's) I would appreciate any feedback or improvements that you think could be made, I'm always willing to learn some new tricks

        Does anyone have/use a spreadsheet for rental
        calculations and print them out as a rent statement
        for tenants?

          And what about a worksheet to calculate expected profit after renovations (ie do-ups to purchase and re-sell)?

            I have sent Donna a spreadsheet that I use as a very simple guide to renovations and possible subdivisions. It isnt overly complex in that it doesn’t cover every scenario possible, but just provides a general picture on your position for a couple of scenarios if you were developing and trading a property.
            It was originally designed for those deals I was looking at that included renovating the house and subdividing the section and selling both parts off. But it can be used to see where you are at if its just a straight reno. Why I put it together was so I could see the position it would provide POST GST in the event that I sold both parts off afterwards, or sold only the section and kept the house as a long-term rental.

            Have tried to put some notes in there so you can follow the calculations, but if anyone finds it difficult to follow email me and I can run you thru it.

                      Since I've been looking at a couple of possible deals recently I've updated the spreadsheet I've sent in and Donna has kindly reposted it for me. I've mostly changed it in ways to make it more accurate, but also to do more forecasting with several whatif scenarios built in.

                      The main changes are:
                      1. It now calculates the equity part of the mortgage repayment accurately (I’d used an approximation before, because I couldn't figure out the equation myself, but wikipedia came to the rescue).
                      2. It now automatically calculates what the purchase price/deposit size should be to make the property cashflow neutral.
                      3. It now works out the total repayments and the total interest repayments over the term of the loan
                      4. It now works out profitability at different levels of occupancy
                      5. It now works out profitability at different levels of capital gains (or losses)

                        Hello monid,

                        And thank you for your excellent spreadsheet.

                        I hope it is not too far off topic if I make a formula request for a different spreadsheet from anybody with a particularly mathematical bent.

                        Perhaps I am being a bit lazy here and perhaps I should search the net myself or better still draw one up for myself, but I am afraid laziness wins on this Saturday evening.

                        Also, I’m not too sure that it is as easy to draw up as I first thought. I did spend a few minutes pondering but didn’t seem to get very far. Can I just not see it, or is it really quite difficult?

                        What is it then?

                        The end amount of… compound interest on a given sum, at a given rate, compounding at given regular intervals…

                        But with regular fixed amounts added at given intervals.

                        Eg,

                        $10.00 starting deposit.

                        3.00% compounding every six months for 20 years.

                        $1.00 added to the compounded sum every months for the 20 year period.

                        Any suggestions gratefully received.

                        Monid, a formula like this might be a useful addition to any property spreadsheet, I think.

                          I agree that would be useful. There is almost certainly a formula in excel that would allow you to do this easily enough, but sadly I don't know what it is. Its probably related to the formula I used for the mortgage repayments though.

                          If anyone knows how to do this, I'd be very grateful to.

                            New links for spreadsheets

                            When the website was hacked unfortunately part of the vulnerability turned out to be the area where things like the spreadsheets were hosted, so they were removed.

                            I've gathered up the spreadsheets I had (which wasn't all of them) and have hosted them off site so they shouldn't now pose a security threat to propertytalk. I've also got copies of Whitt's helpful advice on a couple of topics.

                            Where I still have the emails etc I've tried to give credit where it is due, my apologies though if these are incorrect, the trail is a little cold.

                            If anyone else has any other spreadsheets or other resources they would like to share if they could email them to me at [email protected] that would be grand.

                              Spreadsheets covering 10 years

                              Years ago, I said that those spreadsheets which projected an investment property over the next 10 years were a waste of time. Mainly because the world can change quite a bit in a few years and you can't factor that into a spreadsheet.
                              So, does anyone have a 10 year projected spreadsheet that was done back in 2003-2005? If so, can you dust it off and see if the projected returns are matching the current actual returns?
