A win for landlords but at a huge price as it’s unlikely this landlord will get paid by these dodgy tenants.
and the property manager didn’t really step up with property inspections etc.
if rent not paid and tenants not there - change the locks?...

Kangaroo Court strikes again
We went to tribunal today. We had 3 folders filled with paperwork and the tenant had nothing, and butchered his verbal opening statement, getting dates wrong and not knowing the date of the alleged entry.

Kitchenette regulations
I own an apartment with 1 large unit with a kitchen and 2 studio units with kitchenettes, that are tenanted on separate tenancies.
The kitchenettes were put in after the building was built, and don't have a sink or water supply - presumably to get around Council regulations.

Bad tenants needs to be removed fast.
We've had 2 bad tenants in a row and know how difficult it is to get rid of them. Months of worrying about the property, verbal abuse and threats went on. Landlords cannot say any bad words to the tenant, but tenant can do (verbal abuse, bullying, threats, racial slur). After they move out, you find...

- condition of property during end of tenancy / viewings by new tenants (breach of obligation to keep property reasonably clean tidy)
