How do we feel about no property management regulation?
Should PMs be regulated or are they doing okay without it?
Knowing NZ we'd go too far and regulate in a way that chokes the rental market. I think Chris Bishop made the right call in canning it. The cost it set up and manage outweighed the benefits he said.

^^ 2 years isn’t enough time to please everyone- even for a short time. So income tax cuts - tick, investors and Landlords - tick, lowering costs and spending - in the works.
Govt need some results that prove they’re better than the alternative Government.

I’d get rid of tenants - do some renovations - painting, cleaning etc and choose another PM - ask for recommendations and do a thorough check so to get one you can trust etc.

Get a good mortgage broker. With interest deductibility back, the aim can be to load up debt against the rentals, leaving much lower debt on your PPOR.

I found this an interesting "Press Release" on how homebuyers may be able to get a property by taking in flatmates - and the home builders Generation Homes see it as a sales strategy - i.e., buy a bigger home 3 or 4 beds maybe with an additional bathroom and sitting room...

On FB Graeme Fowler is going ahead with selling 20 properties in 2024 - with 8 months left that’s between 2 - 3 per month. First one is sold.
I think he’ll still have 30 - 40 (mix of commercial and residential)....

Building consents up - though how optimistic should we be?
Building consents are down by 25% year on year to Feb 2024. However, month-on-month you can be forgiven for some optimism as new dwellings consents surge to 14.9%.
