    Have you considered the USA

I see this forum is largely focussed on New Zealand real estate but we seem to have a lot of you guys buying in the USA and here in Memphis.
So I am interested in knowing why you would invest so far away from home, (or why you wouldn't), and what are your biggest concerns about investing internationally?

My main concern would be unscrupulous "educators" flogging overpriced properties half the world away to people whilst taking a huge clip of the ticket.

If you are going to do it then far better to get over there yourself and build relationships with agents, tradesmen, tax advisors etc then going to a "one stop shop".

There's not much of that here that I am aware of Harvey. Fortune Builders and a couple of others probably fit that category. We had some Australian companies in memphis a while back selling houses at eye watering prices but they seem to have vanished now.

Looked at it 3 years when it busted and considered it seriously. Many of my coaching clients also looked at it and a few did buy in the locations we advised as the best... They made good gains. We did arrange special finance deals, put a crew on the ground in those locations to handle the buying, reno, rental and property management. Personally I did not buy because of my age, the NZ government desire to tax our interest paid in the USA etc. And YES there were and still are Many BAD promoters operating there..so be aware before you commit to buying there.

As compare to other state the market of the USA is likely to remain strong. The housing market continues to squeak out gains from already very positive conditions.

You mean like the government default and USA's complete bankruptcy "very positive conditions"?

Yes defiantly , I have considered the USA. In the USA number of homes & other property foreclosures many properties you can be purchased at a very low price. Arizona has a deserved status as one of the best places in the USA to work, live, play & raise a family. The rental market is good in condition that will yield a reasonable cash flow. Arizona & its surrounding area ranks has one of the most stable, well priced & profitable property markets that I have ever seen.

                  Hi Laura,
That was one of the better areas to invest in and that's where most of our clients purchased. Prices have risen sharply there and you are now competing with large funds that are buying with investor clients money and are not having to seek the rental returns that we need to make it worthwhile. Those types of funds were actually my idea and I spoke about establishing them in NZ when we had the USA bankers here.. unfortunately the legal hoops required to set them up in NZ made it impractical and not to the Clients benefit as I wanted... Rather the Fund managers.

Yes Phoenix is way expensive now. I bought a property there for 36K got offered 90K for it a year later. Absolute Madness. We pulled out as prices went up. The problem with Phoenix is its sawtooth country. Goes up fast, collapses fast too.
