New Carpet damaged - what to do if its no longer available?

    Have cleaned up plenty in my near 20 years of rentals.

      Get a quote for the 2 rooms.
      If you don't have insurance then TT may allow you something (having subtracted the depreciation).
      If you have insurance but the excess is too high I suspect they will pull Osaki on you and say they are both accidents.

        Issue 90 day notice.
        Put rent up some more.
        Look for better tenants.

          That is a touch position your in.....It must be very old carpet or did you import it?

          Its very unlikely you will ever be awarded full replacement as the tribunal take into account in addition with 'betterment'.

          The lounge, I wouldn't imagine the TT would award full costs as well but keys might be your best bet to inquire with.......morally its fair and reasonable for it to be fully replaced due to it no longer being in supply, however as you probably are aware the tribunal don't work like that :/

            It was the end of a run, i was told by the NZ manufacturer Godfrey Hirst that it was supplied only to the American market. I was surprized they would provide exclusive overseas markets. Its a very nice carpet though.
            What i am starting to realize with the carpet situations though is that its often not a straight forward matter of repairs, stain removal or claiming. There are so many variables that come in, unlike some other house issues that affect the tenancy the carpet ones can be more complex & variable and unfortunately much more costly to effect a solution.
