Would you let your tenant use their own builder / repair guy ?

    Hey guys :

I'm just wondering if you guys can help me out here.

Long story short my tenant damaged the floorboard on the laundry area and toilet area ( they washed their clothes in the laundry sink and didn't bother drying the water from the floor )

So I got a quote from my builder and gave it to my PM and she also got a quote from her own builder ( which a lot more $$ than my quote )

My PM already told me to go ahead with the repair and she gave me the tenant phone number which I passed it on to my builder. Now my builder just texted saying that the tenant does not want him to do the work so I'm assuming that they will find someone do it ?

I'm really not comfortable letting them choose their own builder since I don't want the repair end up looking like crap.

So what is my right here ? Can I tell them I want to use my own builder ?

    Thanks guys !

Yep - you call the shots.
Reject any attempts by the tenant to do the work.
Insist your builder does the work - and gets stuck in and does the work pronto.
    Don't waste time talking.

Has the tenant agreed to pay? If so they might think the quote is OTT. Have a word with the tenant to find out.

Water on a laundry floor is pretty normal. Seems odd it has caused serious damage through normal use, washing clothes. I assume you have a good case against the tenant?

Does the tenant not have the option of 'putting right'?
I realise it is a 'long story short' but a 'bit' of water on the floor shouldn't cause huge damage.

I think a discussion with the tenant is needed to get the full story.

          Hi guys,

At first my PM told me that the flooring in the toilet needs to be replaced because she said it looks rotten.
Therefore I submitted a claim through my insurance and when the Lost Adjuster was there he noticed there were puddle of water on floor in the laundry area ( laundry area is next to the toilet ) and when he asked one of the tenants she said that they wash their laundry in the laundry tub ( they do not have a washing machine ) and obviously they never bothered drying the water splashes off the floor and I suspected the water seeped through the gap between the floor vinyl and skirting board over a long period of time.

Me and my builder went underneath the house and noticed the flooring under the laundry area actually worse than the toilet area but all water pipes are dry no leaks whatsoever.

Anyhoo my PM already told them that my builder will there next week to do the work and they are fully aware that they are liable for the damage and will be billed the full amount.
