    Tenant - name change

Is there any database containing name changes?

We have one tenant (via our previous PM) who had no credit or other records to substantiate her being, apart from a reference from family who she was boarding with. Since then several things have popped up where we (including the PM) feel this person has done the rounds of the TT and knows the rules inside out.

I have tried searching for her on FB to no avail. Short of raiding her mailbox to see what name is on her correspondence, any other way of finding out who she is/was? I believe WINZ is paying some of the rent, but I am unsure if it for her or the collection of hangers on in the family who have moved into the property as well.

    Tried asking for some ID?
Maybe evict her on the belief that she's supplied a false name.
That may provoke her to reveal her true id.

We have to be careful as she was vetted by the previous PM - doesn't drive, so no licence etc. She is going to be served an eviction notice for other reasons. Its just a feeling my current PM and I both have.

However in general we talk about TT outcomes being online, but its only as good as the person using that name at the time. perhaps its time for a database of name changes to be established and made available to PM's and the like?

she is already in Gary, has been for a wee while. Its more of an observation really, a bit of a loophole in the system when looking for tenants.

Oh ok, well if she's keeping up with the rent, and looking after the place, then it's all good.

I agree with you with the loop hole though, I have not found a place where I can check against that yet, best bet is just look at their drivers license and see how recent it is...

Apparently she doesn't drive nor have a licence.... not sure what other id checks were done apart from credit and reference from previous location where she boarded. Seems to have appeared in the country at some point and not had reason to work either but does have anger issues which may indicate mental health so perhaps a sickness beneficiary?? Don't know myself, but just see how easy it is to keep changing identities in NZ.

We will be serving termination notice in the new year, but its a difficult situation when she finally complies with what is set out in the TT applications from our end but I'm having to foot the bill for a re-inspection every time. On top of which the pm gets a repeat call something else is wrong with the electrical, plumbing or water supply to the house within a week or two or having the relevant tradie there.

I don't buy the no licence so no ID line.
Has she got a birth certificate?
                Bank account?
Where does her money come from?
Kick her out - she playing you for a fool.

                Rubbish.
Don't accept bullshit - you're the one helping her hide her true identity.

??? As I mentioned before, it was all done through a property manager, my current one (who provides much better service) and I have tossed the idea around that she isn't who she said she was.....

And as mentioned before in case you missed it, her tenancy is being terminated.

If there are vehicles regularly at the property you could search for the owners or people registered on the car loans database. Might give a steer to different names to check on the TT database, electoral roll or Facebook where she may be a 'friend'.

Many thanks for that suggestion Artemis, I haven't heard of the car loans database, would you mind posting a link?

Free stolen and basic vehicle information, stolen status, history, money owing, ownership, WOF/COF, licence, valuation, Japan history, USA History and more. Search by plate number (rego), VIN or chassis. New Zealand, Japan and USA history.

Have never used it but believe you can check there to see if any finance is owing on a vehicle.

many thanks for that Artemis, I ran a couple of our cars through it. However this is on the site:

Please note that names and addresses of individuals are not available as of May 2011 privacy law changes unless you are an authorised business entity. You can use our Seller Check service to confirm exact owner.

I tried the ownership check and you have to know the owners surname, and either first name or DOB. Mine came up fine, but you need to know the info to start with....

                          good idea though!

Credit check, Facebook, Electoral roll. Check those 3 first in the future. Or look at the names on her letters in the mailbox.
Search her email address in google too.

It would appear she is who she is, at least for this moment, but what I did find with a bit of help is the name of her partner who isn't listed on the tenancy agreement.
Probably because (t) he (y) was/were thrown out by court order from a housing NZ home, owing $4400 rent. Found him on the TT orders website this week.... which brings me to another question, how many landlords or PM's list every occupier on the initial application/agreement?
