    winz paying bond

    Hi, just another thought

    WINZ are only too quick to pay bond for people on benefits, but never seem to want to agree to pay the rent straight from source.

    I find that alot of these beneficiaries then move in and don't want to pay rent. (I have had some good beneficiaries, but have usually paid their own bond).

    do you guys find you have the same problem. my last tenant had winz pay bond, then a month later got a state house. so she just moved out!!! i wonder if winz then had to pay another bond, or do winz ever wonder what happened to a persons bond when they change address? i don't know, it seems that they give money away without asking too many questions.

    do you tend to stay away from beneficiaries who can't pay their own bond up front? or have i just been unlucky?

    These tenants don't "have any skin in the game".
    Not their money - so no "ouch" if they loose the bond.
    Avoid (or send them down to Nelson) if possible.

      Have this as a clause in your TA:

      If the tenant is a beneficiary and has any defaults, collections, judgements or bankruptcy notices in their credit check, as at the date of the tenants application for this tenancy, then payment of rent is to be made directly from their W.I.N.Z. benefit. Their credit history demands that the landlord requires this. No other reason is the cause for this condition.
      You'll find very few beneficiaries have none of those above.

          Winz paying bond

          When I have a tenant who is a client of Winz, I fill out a winz form called a "redirection order" which can be collected from any winz office. and the tenant gives it to winz. I state on the tenancy agreement that the tenancy is subject to a redirection order being in place. This means that the rent is paid directly to you by winz on behalf of the client.
