  • Fixed Term Tenancy

    I have a small 2bm flat coming up for reletting on two weeks.

    In the past, I have always let on periodic tenancies, but I am now seriously considering letting this one out on fixed term - twelve months.

    So, when adverting a fixed term tenancy, at what stage do you advise the prospective tenants that this is a fixed term deal. In the initial advertising? During the showing process? When they are there pen in hand signing up?

    Advice welcome.

    I usually discuss this during the showing process and tell the prospective tenants what I am looking for and ask what they are looking for. I try to have new tenancies in Jan/Feb.

        Agree. On inspection is the time
        I do so. I have a hand-out for
        viewers to take away and the
        FTT details are in that.

          My application form asks prospects how long they would intend to stay for if they were successfull.

            A) if they ask at the viewing.
            B) in our email confirmation of receipt when they email us their application.

              12 month is way to go, never good when the tenant give a month notice to move on the 29th December!
