    Letter drop of PM details

    Hi there, we manage our own property and have had one particular neighbor of our tenants do a letter box drop in the neighborhood giving out our phone number due to the fact that our tenants make too much noise and advising everyone to contact us if they are having issues as well. They even gave our tenants a letter. They've also been ringing us in the middle of the night and follow up with not so nice text messages. We keep pointing them to noise control and they have issued them with infringement notices etc. We are moving them on, but it will only become someone else's problem. Any advice from other PM and landlords on how to deal with this? My wife enjoys managing the property, and took offence the other night when I suggested getting a PM company to take over.

      I'm also very impressed by the neighbour.

      Considered changing your phone number? Probably only a temporary fix.

      Or turning off/unplugging the phone at night? That could work.

      Other than that, get a PM company.

          Awesome job by the neighbours, they could have been nasty but were very creative instead. Pick tenants carefully and evict them faster in future if a similar issue occurs.

            Phoning in the middle of the night - if that's an accurate statement -
            warrants a report to the appropriate telephone company's nuisance
            calls department. You will need to provide the time, date and any
            caller ID info.

            Perhaps also check with the Privacy Office to see if you can lodge
            a complaint over the various information dissemination actions.

              Is this true? Obviously if they are calling at random late at night this is nuisance calling, but if they're calling to inform of the fact that the tenants next door are currently being disruptive and loud, is it not just timely reporting of issues to the landlord?

                There was no mention of the reason for the communications being loud noise from tenancies.

                I don't know where the line is, but there are appropriate authorities for such things. Standard and reasonable means of communication with a LL or PM are different. What's been described seems more like a vigilante approach. Unlike other commenters, I do not see that as a good thing.

                  Have a chat to the tenants to advise them that they are out of line. If it falls on deaf ears then 14 day notice to the tenant should they be in breach then escalate it to mediation / tribunal.

                    Sounds to me that your wife is only enjoying the easy side of managing her own properties, and doesn't want the hard stuff !

                      Agree with Perry.
                      I have had Wellington property owners including one sharp lawyer hound me about my tenants.
                      Happens I am doing all I can and staying nice at the same time.
                      Tenants were harassed too and were considering some sort of restraining order against the neighbours.
                      In fact tenants' nuisance was always low level and has now ceased, whereas the neighbours' reactions were inflammatory.
                      The student tenants were the ones behaving like adults, rather than the highly educated asset rich boomer neighbours who should have known better.

                        Do you know any PMs who actually want the "hard stuff?" I don't. Isn't it a matter of how one manages the difficulties, as and when they occur? I'm never afraid to seek the advice and sage counsel of others who's experience and knowledge dwarfs mine.
