    Property Manager

    Fellow Property Investors,
Please be aware once you get bad property manager its much harder than getting rid of a bad tenant.
Had few issues with one company. Like we check our tenant if you take the time to check the property manager in the Tenancy Tribunal and the Dispute Tribunal you could make right decision whom to go with.

How do you check your property manager or tenant in the Disputes Tribunal?

Same as in Tenancy tribunal website you could search the name so the past cases will come up.

If I name them I am liable for the future loses of these 2 companies. But I love to , so thats why I say better type the company name in Tanancy Tribunal or Dispute Tribunal website so you could get an idea what are they up to.

Great Idea. I had few bad experience with my previous PM. Wish more people share their bad experience so the rest will not fall in to the same pit.

Is there any privacy regulations not to name the companies or personnel if we go through a bad experience? If we can discuss about "Don Ha" so publicly why we cannot I wonder.

Then good luck trying to sue for damages.

                Rubbish.
                Who told you this?
                Name them and shame them.

Got no reason to make this up Bob Kane, But the cases are out there for all to see its in the public. My advise just check out your property managers the same way you check your tenant.

So how do you interpret what you see? If there are very few cases, does that mean good tenant selection, or is it laziness, or perhaps a small client portfolio? If your manager loses cases, does that mean he or she's useless, or does it signify keenness to help client owners?
Some years ago I was glancing through the news, and read about the rotten way some grasping landlord had treated a vulnerable tenant, and how a Labour politician - Steve Maharey I think - was pushing for legislation change to stop that sort of thing. I was feeling some sympathy for the poor tenant until I realised that I was the un-named owner in question, and my property manager (Matthew Faiid) my evil factotum. It was all a complete beat-up initiated by a Massey student union faction, and a good illustration to me of political duplicity.
Callum, I had a laugh when out of interest I had a look at the verdicts Glenn from Nelson was getting. The Tribunal adjudications in his cases seem more detailed and wordy than those of my manager in Wellington. I think Glenn has them on their toes, even though he doesn't win them all. If I was in Nelson, I'd use him, so maybe your method of manager selection just might work after all!

Most companies now require PMs to be licensed… well I know our one does. And sooner or later this will be law. Until then maybe stick to PMs that have a real estate license and not some receptionist with big…..

Plus now that the REAA has bought out 10+10 its will clear out some of the riff raff

As an independent without a RE license. What license are you talking about PMA?

What does a RE linked PM bring to the table for an owner that an independent does not? (please limit your response to actual censureship of PM's and list examples)
