    Building cost for new house

    Dear property investors,

    I have just got a building consent approved and planning to build a one storey house around 140 square meters, brick. 4 bedroom, 1 and half bath, 1 garage.

    What is the average cost of building per square meters now?

    best to ask your local home builders....so much depends on materials to be used,location , flat section etc .... locally I have just been pricing around and believe i could get built a fairly nice brick / colour steel roof home of similar size (156sqm) for $1700-$1800 per sqm but then if I go to 200sqm I know that will be closer to $1600sqm ......bigger you go the cheaper it gets to a point >>

      There are so many things that go into the cost of building a house, here in the UK there are multiple different building regulations, if you try building a super eco green home you will be forking out a lot of cash.

        Are you talking purely build cost or consents / watercare / development contributions / design fees / landscaping?

        also, where in the country? what sized house? what type on construction? section / foundation type?

          A lot depends on your land too. In the ground costs can vary hugely.

            Also make sure it includes all costs like Crookie has mentioned above. Also carpet and curtains can be big costs. Mail box, fences, decks, TV aerial and lawn/landscaping and common costs that are not allowed for.

            I understand Platnium Homes are the cheapest of the bigger building companies, so maybe start with them.

              Agree with this comment. What is included / excluded? You can do cheaper builds for the sqM rate mentioned but $2.5k+ p/sqM is not uncommon also. A lot depends on the quality. Personally, if I was building my home I wouldn't want the cheap option = cardboard walls!

                Thank you for the replies.

                Location is West Auckland flat section. Just purely build cost. Not including consents , watercare, design fee, curtains,mailbox, fence and landscaping.
                Includes carpet, tv aerial

                House is 140 square meters, 1 storey, brick exterior and shingle roof
