  • Yes been talking with my banker MAY 21st earliest I can refix any loans was hoping we were going see one more small drop by then but I think the bottom might be in at 1.99% ... of course NZ Govt will not want to see rates higher as NZ has some of the highest household debt in the world 4-5% will crush...

    Anyone secured fixed 5yr commercial loan recently? .. in talking with my local bank westpac they have very tough conditions on commercial lending aka around 2% higher than res rates min 50% deposit must be P&I loan must be paid off within fixed term lease ...and building min 67% NBS

    IMHO if I was in you situation I'd sell all but your own home pay off all your RE debts ... 2.1% return is a poor gross return on capital ..so thats going give you around 5mill in the bank once you take out all the RE -Lawyer fees ... plus your own home debt free worth ???? lets say 1.5mill

    I did actual talk to one of their salesmen and continue to get email bombed ... in his words unless you invested 500k+ one would get lower 7.5% return PA ... I did ask the Question how can you offer 10% return pa ....his reply Buying power >> massive developments etc ... why don't you just approach...

  • well for one I'm not looking at Auckland .. my current commercial property is a Rural supplies store that was classified as essential during the level 4 lockdown... so no stress there ... but others I've been looking at have muti tenants mostly services/food/res flat etc ... yes of course risks but...

  • I think you'll find clean water and sanitation/ plumping , wealth of the human race ... go to the dirt poor countries and they still die very young Vs westerners etc ... has been a big reason for the longer life spans along with human evolution ...not just drugs but massive move forward in living c...

  • Good so you use no products that are made or transported with the help of oil ..?? just wool hemp clothes ,,, no plastics use only push bike EV etc ??? Crude Oil age is on its way out to a Copper silver etc age but its not going happen overnight but will take decades...

    $400pw+ would be a nice home ... worth more than 400k+...I'd say ....going off Trademe there is 64 available 3+ Bed rental rents from low 300's to 500pw... certainly no lack of supply

    held some properties down invers and lived there for over a decade ..can't believe the prices being asked...

    Invercargill is looking pretty pricy for old homes .. last time I looked high 300's would get you something decent you might get 300-350PW return on less all the costs you have with Property hardly enticing ...but thats why my next property will be commercial 8% net yield min.....
