Which one is of more interest in terms of gain for the future?

small 2 bed block unit, one of three in the block, better neighbourhood, although not much in the way of improvements to do in order to gain value, price guide 185-205

or

Not so good area, but bigger 2 bed with larger 550sqm garden, only two properties on the drive including this one, neighbours owner occupiers, also would have 15-20k improvements to do, carpet, bathroom, possibly kitchen and painting, price guide 190-200, appraisal in current market when its up to scratch 230ish so would have some equity early on.

Whats your opinion

I like buy and hold so probably option 1 - for the better location and low maintenance.

Well - I would like to know what the cashflow is on both properties. But if they were equal, I would take first option.

a lot will depend on where the "not so good area" is going

freemans bay and ponsonby were "not so good areas" 40 years ago

and manurewa was an up and coming middle class suburb

how times have changed

so you have to gaze into your own crystal ball and and try and see where your area is going because at the end of the the day it's

Do you own similar styled properties but in other areas?

I'd do what has worked for you in the past.
