People you know with very large property portfolio's.

Who do you know who has large residential property portfolios (ie $15+ million)?

Personally I don't actually know of anyone with that size but would be interested in hearing of anyone that has.

I think Rob Jones' $$ is in Commercial Property.

Isn't Sean Wood the $15 million dollar man?

        Cheers,

$15m of residential property.... sounds like a management nightmare!

I think most people start getting into commercial/industrial/retail when their portfolio gets into 8 figures.

At 300k each approx. 50 tenancies. About right for a full time property manager?

                      $15m at say 8% net yeild = 1.2m
                      $1.2m @ 8% management fee = $96k

Some costs involved but that would be a very good salary (or saving to the investor).

Mileage, baycorp, computer, office (they could do it from home?) etc but you could probably offer a very tempting salary and still save money by doing it inhouse.

I think CJ was meaning employ someone to do it on your behalf. Do you do this Dean? Or do you have numerous property managers?
