I wonder where these tenants are living now?
Tenants say they are not to blame for damage to a Palmerston North rental property - that they vacated back in January. The tenants are appealing the $13K ruling. It's worth a read, if you're happy with your tenants!
Fingers crossed procedure was followed and the ruling stands. Not that...

The grass is not greener for tenants in Aussie
Rotten homes - too much rain has exacerbated the leaky, damp, mouldy rentals. Tenants are being forced out, but with nowhere to go, they end up in 'motels'. However, when there's no room in the inn - they end up rough sleeping in tents and cars. Some charities unable to house the homeless are handing...

replacing a leaky roof in residential rental house...tenant wants rent relief
Does anyone know a rule of thumb way to deal with this request?
We had our roof replaced in our house a few years back, and it was perfectly livable at the time.
The tenant runs a massage clinic from one room, and is not happy with the fact it will be disrupted.
She wants a firm start...

Leasing - agent or no agent?
Hi all industrial landlords, when looking for a new tenant do you use the services of a leasing agent, or do you prefer to advertise for and deal with propective tenants yourself? If an agent is the way to go, do you negotiate with them regarding their fee?

Flatmate/landlord do’s and don’t
We recently bought our first home. To help out with the mortgage we got a flatmate/tenant.
Our house is designed in a way where we were able to have one side of the house and the tenant has the whole other side so we are not in each other's space.
The price for them was with...Last edited by donna; 20-04-2022, 09:36 PM.

Putting Fridge in front of switch board.
I have a tenant that has a small chest freezer infront of and below the current switchboard. They want to replace the chest freezer with an upright fridge freezer. This would then cover access to the switch board. The fridge is on castors so can easily be moved. However I am unsure if this is allowed...

$150 a week increase then a few weeks later given 90 days to leave
There are definitely LLs out there with zero scruples...
See the Stuff article - tenant had their rent increased by $150 a week - definitely well over the top - and then once that's in place gave her 90 days to vacate for 'renovations'.
Reading between the lines - the high...

A good article to demonstrate that not all landlords are making cash hand over fist

I've explained this to a few people who are under the illusion that all landlords are profiteering rich listers, this is a handy link to share with those who struggle...

How soon is too soon?
I’ve sold a property with settlement due on 25 Feb. Today I was browsing on TradeMe and I see that an agent has advertised the property for rent, available from 12 Feb! One part of me says who cares move on, and the other part of me is really annoyed, especially given they have used my sales photos...

Hi everyone,
Wonder if someone comes across this and can give some advice:
I have a residential tenant who uses part of the property (garage) as a storage space for their material and gear for their private business.
So my questions are:- Can I consider the interest

RTA Phrase - What Does It Mean?
The quote below is from the RTA interpretation section. (Definition of the words and phrases used in the Act.) My guess was that it related to the executor of a Will. Until I read the next clause which nullified that notion.
"a lawful successor in title of a landlord to the premis...
