I wonder what kind of issues could be here.
My tenant wants to build a sleep out with the current little wooden shed that needs fixing anyway.
I think the shed is included in the original building consent.
She said there is no need to get the consent for the sleep out and sent me info....

New Tenancy laws....Fixed term Tenancies
Am I right to assume that the only way to have any say on reasonably ending a tenancy is to either 1-Keep doing fixed term (by agreement) or 2- end the fixed term at the end of the term (if there is no agreement for another fixed term) and look for another tenant who is in agreement for a new fixed...Last edited by skid; 09-02-2021, 07:37 PM.

Fixed term tenancy
Hi Property Investors,
I heard from a friend that after the tenancy reform next month, we can no longer demand the tenant to renew a fixed term tenancy, and it will become periodic tenancy. If this is true can the landlord still end the fixed term tenancy? And then re advertise it for new...

Tribunal divvies up blame in maintenance ruling
A lot of maintenance issues raised by the tenant at the end of a tenancy. Nothing to do with the thousands in rent arrears I am sure.
Not sure I would engage the tenant for his day job as insulation installer as he couldn't manage to provide proof of the current state of insulation. Landlord...

Are tenants liable to pay for the damage?
Hello,
The kitchen bench at my rental property has been damaged by the tenants, accidental or otherwise. It is a laminate bench top that has cracked right through at its narrowest part where the sink is installed. Are my tenants liable to pay for this damage or pay the excess of an insurance...

Paying for an electrician
We've recently had new tenants move into our house in Auckland, and they just purchased a fridge off of Trade Me that keeps tripping the fuse to the kitchen - a friend of mine (with an electrical background) popped in to check out what's going on, and has said that the fridge is an older model, so will...

Drug use and testing
Hi all,
Tenant has admitted to class B drug use at the property, but only to me verbally with no witnesses. Frankly, to each their own, but she has also admitted to meth use in the very distant past and her ex (not living there but visiting at times for a few days each visit) being in the...

Vetting Strategies - How to find out who tenants truly are?
Hi everyone, I'm an architect currently doing research on interactions between landlords and tenants within the residential rental market. Unfortunately have had some bad experiences recently, particularly with identity fraud by tenants falsifying identities in a sophisticated manner.
I...

reform of the tenancy act for Pets
Wondered what was happening about pets, hmm still to come:
Found this one in the frequently asked questions one.
Q. Why don’t the changes include pets?
A. The topic of pets attracted particularly high levels of interest during the consultation process. The question “should a landlord...
