How to remove troublesome tenants without causing problems?

Fixed Term Tenancy

We have a fixed term tenancy due to end on 30 Jan 2020. As the LL we do NOT wish to renew the tenancy, when do we make our intentions clear? Is it between 90 days and 21 days before the end? And is that working days or just normal days before the end?Last edited by Jellybean; 17-11-2019, 03:29 PM.

Tenants have given notice but are not contactable
Our tenants have given notice and basically not been contactable since.
We have a number of interested parties who would like to view.
Is it possible to give notice (48hrs?)to show the flat and if so are there particular steps to take?
So far no response by email and...

Does anyone know if there is a cutoff time of day for a 3 week notice---Is it 3 weeks from the 1030pm day of notice or the next day? Thanks.

42 day notice given but LL did not move back in

I was hoping someone would be able to help me.
We were given 42 days notice as our landlords "personal circumstances had changed and she required the property" I didn't ever really believe that this was true as we had problems in the past with her wanting to come...
