14 day notice - tenant or LL to do minor repairs? How to get cost recovery?

Smack me over the knuckles- just done my first propertyinspection and have found a few things lacking. Weeds need spraying on drive, oven needs cleaning, cat door is broken,light shade missing (which was brand new before they moved in) etc.

Does everyone always use that 14 day notice...

I'm waiting for builders report and valuation reports to get on with my due diligence but the service provider has been non responsive or fail to deliver time and again.

I can't move on with the process until they give me the reports!

Is the tenant entitled to a copy of the photos/video the property manager took as part of a property inspection in which they I know they are giving to the owner?

Just wondered if anyone is adding this to their TA that the tenant is responsible for yearly inspection cleaning and inspection or at least one time before they leave the tenancy.

It should be a user pays policy since if the tenant does not use the chimney then no cleaning and inspection...
