The biggest cost I've incurred when renting properties was when I used a letting agency that placed a tenant without carrying out the proper credit checks. The tenant supplied forged credit references etc.

And as a results, I lost out on unpaid rent of £3500 over 7 months. Then further court and bailiff costs for evicting the tenant.

This is where good insurance cover comes in very handy.
