    Dodgy Dodgy Property Manager

I've got a unit in Mt Eden located in a block of four. I received a call this morning from my tenant saying that rubbish (beer cans, bottles, cardboard boxes) was being left in the car turning area by another tenant in the block.

I contacted the tenants property manager (Bobergs First National in Epsom) and requested that she give her tenant an instruction to remove the rubbish. She responded by saying that she could not tell the tenant to do that but would 'ask' if it could be done. She could not give any guarantee as to when the rubbish would be cleaned up. There was definately a lack of understanding that a breach required an instruction to remedy.

If its not cleaned up tomorrow I'll pop down to her office to have a chat.

This same property manager is letting her clients unit for $65.00 per week less than mine. Both units are of the same standard/size (block of four) - this issue is being addressed at a Body Corporate meeting in two weeks.

This person manages the other property managers in the company so you can imagine how competent they will be.

Do the macabre forumites have any good uses for our friendly REINZ Property Managers??

I remember when growing up there was a Pet Food Factory on top of the Bombay Hills that took whale carcasses, race horses that came last and other dumb animals..............

    Propoholic,
Why don't you contact the owner of flat with the errant tenant. Low rents in adjoining similar buildings are a pain in the butt (unless they allow you to purchase said building at a discount). Good to catch up with you in Auckland.

      Hi Julian

Yeah rubbish is supposed to be getting cleared up today, property manager doesnt think I'm a very nice man... rude man actually, is that good?

Owner of unit is softer than PM, thinks it is unfair to charge tenants market rent.

You, a rude man? I wonder which planet the PM came from.

          Propoholic,
So respect the owner's softness and buy it off him at a low price - he will feel a lot better if you pay him considerably less than market price ...and so will you. I helped out someone like this last year. My first day of ownership I put the rent up to market rent and added an instant $67,000 to the value of the place (valuer's conservative numbers).

I agree with Julian - offer to buy the unit!!! That way you can put up rent and slowly work towards owning all units.

Owners information will be listed on Terranet.

            A golden opportunity for you.

I thought you were going to come up with a sordid Property Manager story like you've got one buried under your house....oops, sorry, I'll delete that.

                Hi Julian, essence

Yeah there's no bargains here. Owner might be soft on managing property and tenants but they still think the property is worth moonbeams. Really no motivation to sell, majority of year is spent overseas with Christmas in Prague etc. If rent comes in thats a bonus, Epsom housewife flavoured with socialism.

Units are now yielding 5% or less in this area (Mt Eden/Epsom border) so further purchases (in this area) are not part of my strategy.

                Thanks.
