    Major repairs and tenants

Hi. Has anyone had experience asking tenants to temporarily relocate so major repairs can be done, say for a month or so. Is giving 90 days notice with the option to return after works are finished the best way to do it?

floor ripping up. My lawyer says they might like the option to return rather than giving them a normal 90 days to leave.

If they are on a periodic tenancy then indeed, I would look at a 90 day notice. Give them a bottle of wine or something nice to show your appreciation towards them if you are on good terms with them.

If they are on a fixed term tenancy then it becomes more trickier.....so I would look at trying to end the tenancy by way of mutual agreement. If you do, do this make sure its in writing and signed by them. DON'T rail road them and be aggressive about it as it will land you in the tribunal with the finger getting pointed at you then being slapped with a massive fine as well as a slap from the adjudicator...... =)
