WOW! One for the lad (bragging)

Two TT hearings today. Same time but the same adjudicator heard them.

First hearing at 2pm. Won that one as the tenant did not turn up.

Now, I'm thinking that applying towards the end of the two months allowance to lodge an application may be advantageous.

Second hearing followed immediately from the first hearing. Again a no show by the tenants. Total win for that one as well.

Both hearings were of a nature which was an easy prove. Rent arrears, cleaning, damage. A myriad of photos were produced as evidence and were accepted. Again, preparation for hearings goes a long way.

BTW. We were in the car and leaving for the office very soon thereafter.

All because the evidence was irrefutable, there was plenty of it and the tenants did a no show.

My thinking is that longer delay = more time available for the ex-tenant to disappear.
Getting a TT ruling is one thing, getting the money that is owed is quite another.

Of course if you hadn't been prepared the tenants would've fronted. "Be prepared"

Actually I think unless you can get the OE summons served at the time of the eviction it is better to wait a little while to catch your rat. My reasoning for that is often the absconder goes couch surfing for a while until they can regroup and find another sucker landlord.
I have found addresses obtained via the confidential release of address process more often fail in the early days after a hearing. Give them 6 months or more to get complacent and careless about their identity and addresses.

TT order is a license to hunt

Well, sounds like celebration. An TT order is a license to hunt nothing more. When I started I felt so too, and here is what I learned.
In these days I’ve got a very tough application procedure, the rats fall over and good tenants get what they want. For years now – I feel much better.
