Tenants chomping up grass now mud pitt

    AARRRRRGGGHHHH

    Tenants are driving me crazy.

I have a block of flats...... and up the side is a concrete driveway.......... but between the concrete driveway and the flats is a large strip of grass............

Tenants dont like to park in garage and one behind because they dont want to be blocked in. Instead tenants park all over the place..... and have too.... many cars... a car each... but each flat holds 4 young indianboys studying at the local polytech so 8 cars..... and two garages....... if your getting the picture......

Everybody is too scared to park there car outside on the road overnight....... because there car is about the only thing of any value that they own.......

The strip of grass alongside the concrete driveway is no longer existant and has turned into a mud pitt..... and then they get stuck ..... so we are getting massive holes that full up with water so tenants go park next door somewhere else on the mud strip...

Its too expensive to concrete the grass strip i've just spent a bomb on these flats and also the services are under that area so would not want to concrete and then have to rip up concrete to acess drains at a later date......

WHAT TO DO ? it looks awful seeing this total mud pitt with huge craters full of water in what once used to be beautiful grass......... Any suggestions?

I dont feel like being heavy handed and making them park on the road.... because some of them always look so ****ing sad and are studying as well as working and if i am there at 10pm at night when if they r lucky they finish early they have dark circles under there eyes..... and then one i went to talk to him about something totally innocent and he answered the door and had just been crying..... because hes getting overloaded and burn't out...... anyway so i told him to not stress about anything and go to bed....

Anyway any suggestions on solving the parking problem would be appreciated

Issue a 10 day notice to rectify the situation. Make it the tenants problem
The mission of any business enterprise should include the aim to develop economic conditions rather than simply react to them.

Yep, or throw in some basecourse and put on some loose paving stones.

No i dont want to sell the place ! Im looking at it as a long term investment...... 3. I like the tenants too much to issue them a 10 day notice... they really are very nice people and I get along well with them 4. Basecourse and stone pavers ! that will have to be it !!! Problem solved ! thanks !!! and i'll just create angle parking along there so that more cars can fit in.

Sell up your rental portfiolio or get a PM.

                You're too soft.

You say that you don't want to sell and are wanting to keep them longterm, so why not spend some money and have the area dug out, constructed with basecourse, and concreted.

Problem solved then, and you won't have to worry about it again

                      gobie blocks?

First decide whether you are willing to let them park there. If yes then:
                      1. don't worry about it - not your problem if they get stuck and sounds like the grass is stuffed anyway, or
                      2. gravel as already suggested or gobie blocks if you specifically want it grass. Mitre 10 mega in chch currently have plastic gobie block substitute things on sale would would present an option if you want grass that can be parked on. Not sure if available/cheap in other parts of the country though

if you don't want them to park there then fence it off in some respect and/or issue a 10 day notice.

....or as an idea if you weren't wanting to spend much money, would it be possible to either install bollards, or place large landscape type rocks (that couldn't be lifted and thrown) to confine the cars directly to the existing concrete area of the driveway?

I would probably still go with concreting the whole area though if it were me.

Basecourse would do it - Pavers far too expensive and will probably get broken by cars driving on.

Some of you landlords are awful ! I wouldn't want to be your tenant ! I try and look after all my tenants and thats why all my properties are full.... and my tenants stay with me and i've never had to go to the tenancy tribunal and thats with 10 properties... I already said that i cant put in concrete because all the services are down there and i dont want to spend $2000 and then have a problem with the drains and have to rip out all the concrete to get to them.....

So im going to go with the Basecourse option with possibly pavers also.. but maybe just the basecourse.... because like someone said pavers get broken and also all the weeds that constantly grow up in the cracks and need spraying.... I didn't even know what base course was until this thread ! or alternatively i might look into those black paving things that mitre 10 sell that people can drive on that someone mentioned ! thanks for all the suggestions !
