Hello. i have ditched my reinz property manager, and am showing prospective tenants through myself. up to now, the reinz pm has done credit checks, so i haven't done them. i know glenn et al make it sound easy but one wonders, looking at their websites. i do have an existing phone only access 0900 account with veda (which i haven't yet used), for credit checks which costs $38 +gst. ($76 for two friends applying to flat together, if i check both of them). I wonder , does anyone use TINZ, and let them organize their credit checks? they also have a bad tenant register. what do you landlords think? is tinz a worthwhile organisation to join, or should i just phone veda myself?
tinz or veda?

tinz
actually, looking at tinz's prices, $20 for a tinz/and credit check, it is still cheaper than my veda $38 check. although all prices are good value if it means weeding out tenants with bad credit records etc.
does the chch pia have a bad tenant register?Last edited by frances56; 10-09-2008, 08:00 PM.

Jin the Chirstchurch Property Investors Association. About $180 or thereabouts.
This gets you free access to Veda. Credit checks are then under $10. More importantly, monitors are available to you.
Good luck. I hope you don't get stung.
Bad tenant register? It's here.Last edited by Keys; 10-09-2008, 08:30 PM.

thanks for your reply. i have checked out the tenancy tribunal orders, very handy. do u reckon that the TINZ bad tenant register doesn't come up with much more than the TT register?
I have an account with VEDA (i have mentioned this on another post somewhere), but they say it is a phone account only, and it costs $38 plus gst each time. they sometimes aren't most helpful, as i did try to enquire regarding online checking, they didn't give me much of a reply.
can I join the chch pia, automaticaly get a sign in for veda, and then go online? (bear with me glen, once i get this sorted i will be happy).

At the moment I have reservations about TINZ. I don't use them. Joining the CPIA would get you access but it may take a while. It's the only reason I've joined. If you use the telephone Veda access. Have a fax handy. They will fax you the report. Many times more informative than the verbal one.

I use TINZ
They claim to "simultaneous search direct through 5 databases" (tho this includes thier own debt colln -CIA -agency & TINZ databases- which are very much dependent on critical mass / consumer input) but also incldues Veda:
1)Ministry of Justice Tenancy Tribunal orders
2)The C.I.A. Debt Recovery Group Ltd www.cia.co.nz,
3)T.I.N.Z. (Tenancy Information NZ)database
4)VEDA ADVANTAGE (previously BAYCORP)
5)LTNZ Drivers License national database
The price is good at less than $20 for a full report inc verification of D/L and i can print off a report to retain in my file (covers my butt as a PM able to evidence my check to property owners)
I like that they (supposedly) check other judgements & public notice records - ie not withstanding credit history i dont want a tenant that has a GBH or assault conviction- and the D/L national database matches name, DOB , etc (ie verify applicant's ID is not an alias or fraudulent). It offers LL services with monthly newletters & the option to pay for each check or on a monthly invoice. It would be dependent on citical mass but other LL services such as "alerts" for checks etc. by other LLs would be a useful tool in persuing errant tenantsLast edited by Cassandra; 11-09-2008, 10:09 AM.

I too am in the throes of severing ties with a REINZ PM. So far my experience, and its not only with this agent, is they are loath to follow up registering problem tenants with the TT in the first instance.....
So you are relying on others "doing the right thing" re bad tenants and reporting them. I can tell you that mine from earlier this year still do not have our issues registered against them. Yet.S.
