Property Manager in Hamilton

Hi Champion78,

I recommend Derrick and Robyn Marsters from Quality Rental Management. They own a number of rental properties themselves and really understand property investment.

Otherwise Lodge is the biggest, so your payments etc are very safe with them.

In general I would look at

- Who owns the property management firm, and do they own investment properties themselves?
- Are the owners of the property management firm actively involved in the business?
- Watch being tied into a contract for property management, as in my opinion if you are not happy you should be able to stop their management at any time, and without a cost
- make sure you compare apples with apples, and look at all the costs. Some firms charge a higher % that includes everything, while some charge a fixed fee, while some firms charge for inspections, tenancy tribunal and other costs.

We use Guardian Property Management and have had fairly good service. Listed in yellow pages

I've never heard of Guardian Property Management before. It's a bit hard to find information about them, with no website!

I presume they are a Cambridge based firm, going on the Companies Office information.

Don't think they've a logo either. Regardless, found him good, specially with a difficult Hamilton let.

I went on QRM' website and see that they charge 7% and nothing else. That seems relatively cheap to me as most PM companies are 8% plus the extras. Often cheap fees don't go hand in hand with premium service but from the reviews here they obviously make it work at that price......thoughts anyone?
