    Which areas will be the best for a PI in Auckland now?

    hi all,

    im planning to get another investment in the next few months. im just wondering where the best for me to put my money in is???

    Do you think buy a wholsale brand new off plan apartment is a good way????

    So plz have some say, plz help me!

    Ask yourself why would developers be selling a brand new apartment, in akld, at wholesale?

        i can get it base on my ralationships and works. So just want to know how others think about that??? and want to find out what people think about auckland property now!!!

          my stragegy is BUY and HOLD...long term so i mainly go for CAPITAL GAIN.

          my income is around 30K/y and i have 100K in bank. So how many property i can leverage????for the martage i may have to use some finance brokers, dont i? and how much each. plz advise!!!

            IMO then aka_G, you are definitely not wanting an apartment - i don't think many people would disagree that apartments aren't a great purchase at the moment but especially, that they won't provide capital gain.....their strength (if they have one currently!) is the cashflow/yield available

              Opportunities are everywhere!

              Its a case of finding them in accordance with what you want.

              I suggest buying now during Winter time before Summer when more home buyers are also competing out in the market

                for the news that ppl need to pay around 6-10 bucks for using motoways from 7am-10am. Is it gonna be TRUE?
                And petrol is always increasing its price plus traffic jam.

                these factors may make up the value of city apartments. do you think so???

                If invest into apartment i always invest in HIGH Quality with good location one like Viaduct habour, 1 hobson st, or water front area (from Quay st to Mission bay).

                  Many books and presenters said in overall Property values are doubling in every 7-10 years. Is it right ppl???

                    I think it would be wise to spend some time reading some of the very informative posts and threads on this site.

                    Then perhaps you will be clearer on your goals and have some of your initial questions answered through that research.

                    (indeed this was my own experience - and I feel much more confident in myself after doing my own research)

                    Also - personally I would advise caution in the Auckland apartment market - others on this site will(and already have) agreed with me on that.

                    And please beware of the sales peoples silver toungues !

                      Leave the apartment market unless you are getting a massive steal. Auckland is the best place for capital growth. I would recommend that you join the Auckland Property Investors' Association too (go to www.apia.org.nz) or go along to a Richmastery Profit from Property Seminar. Both offer differing presentation styles but great content. The networking opportunities in APIA in particular are fantastic, and many helpful frequenters to this site are there too.

                      You have options up your sleeve, including some quick buy and sells. Come along to APIA, the advice and discounts you get make the membership fee pretty token. Then going to a Richmastery PFP event later in the year will help you see a myriad of ways of making money in property, and provide a bit of motivation too.

                        As others suggested, it would be helpful for you to do a search of this forum on the word 'apartment'. I was going to post a few links here for you, but there are just so many.

                        So are some great threads that contain good information and views on apartment buying in auckland. In particular, look for posts by Kieran Trass who dedicates his time time researching the property cycle.

                        Send me a message if you need help with the Search function on this forum.

                          Yes i will definately join those organisations to have more experience, more knowledge, up2date news about auckland n nz property investment market.

                          i have decided that i will have to be successful and independent in the near future by using Property as a vehicle. To achieve my goal, i do need your helps and support...So plz help me!!!
