Do you want a book on building for cashflow?

    Team

I am in a quandry here!

After reading the thread on Roy Hong Fongs new book (which I will be buying) - I want to ask a question?

I have been asked many times to write a book about building, including pre construction situations, building ideas and Post construction (hard and soft landscaping)

The only reason I am contemplating this is because
    1. I want to be famous
    2. My photo will attract heaps of adoring female fans
    2. I want to make millions from this book
    3. I have a deathwish
    4. Or maybe I have something to share to help PI's

The aim of this book for me would be to inform those Mum and Dad investors that they need to be part of a PI team.

The downside is, we could provide knowledge that could affect our retail sales which is required for all PI's to make profits

Propertytalk.com provides a way to field and answer questions without ego, it is honest and open (as I have found out) - But if we get more informed investors then I beleive that we will build a better NZ

Would a book about my ideas and techniques be of benefit to Mum and Dad investors ? - and to you also?

A lot of forumites have already been on my workshop and I value you input here

The goal of this book would be to give everyone at least one (1) idea or strategy that could make a difference for you

So - in saying that, would any of you forumites be prepared to offer ideas and solutions to help me do this?

I think the problem you will face in trying to provide something with any value to buyers is the variation in local body regulations which changes what is possible/recommended over the country.

What can and can't be done varies so much throughout the country that it will be impossible to cover it all.

As soon as you cover general strategies and issues then i think you'll find yourself in the same market as many of the other books being put out recently.

As time-consuming as it is, the key to success in constructions/additions is to thoroughly research and understand the market and the regulations for a specific area!!!

I agree that a building for cash flow type book may work. But you may need to research the need carefully. Perhaps talk to somebody who has been there before.

      A few points/ ramblings.

*I have heard that the profit side of book writing is hard work.
*You need to invest large amounts of time, resources and money into writing.
*A common practice is to get numerous stories or contributors to write various parts for you. Eg. Graeme Fowler's book or the latest string of Richmastery books. End result your name on book and every body else wrote it.
*I can't see the local council regs to be much of an issue as book would be the process requirements maybe not specifics.
*Would it compliment your 2 day training courses or eliminate the need to attend if all is in a book?
*Having not got a copy of Ron's book am not sure if some is already covered here. Or if you would just stick to developing.
*Off the top of my head NZ has lots of Property investing books covering all strategies but I am not sure on a developing one specifically? Is there one here or in OZ?
      *Target market.
*Competition/ threats. Who will your sales compete against? Other books courses?
*Do you need to cover basics of investing also or will it be an advanced developing book?

Well there you have it some random thoughts to spur you with inspiration. It may not have answered your direct questions KC.

Hey Kerry, a much easier way to achieve #2 would be to put your photo on NZDating! ;-)
