    Whatever happened to honesty??

At the risk of sounding like a bleeding heart, which is not my intention, thought I would quickly share 2 recent experiences that highlight the need to NOt trust peoples word or their integrity.
    1. Negotiated a property to a price. Vendor said via agent they would accept providing I went unconditional that day. Rung my solicitor to fax confirmation off. Paid $20,000 deposit to agent. At 5:15 agent rung to say that confirmation had not been received and vendor was ropeable (spelling?). Rung my solicitor who confirmed that agreement declared unconditional at 1:11 PM. Refaxed copy to agent and vendor. Vendors solicitor adamant confirmation not received. Vendor cancelled contract even though we had done everything they asked

    2. Worked on a private sale for around a year. 2 days ago got agreement on price and bought the property. As it was listed with an agent the vendor asked if we could do the paperwork on the 15th, the day after the listing expired. Yesterday evening get an email apologising for the fact they were renegging and had done a deal elsewhere.

    So lesson to learn...
Always maintain YOUR integrity. Never trust another's integrity unless it is in writing!!

Sounds like even that is not necessarily reliable.

That's a fact of life. Once in a while you will come across people like that.

They do what they know what to do, based on the circumstances of their life. But it's not your job to change them as integrity has to come from inside.

I know it may sound too hokey for some of you, but my approach would be to smile to their heart, send them silent blessing, and move on to the next deal!

Here's a quote for you, Dean:

"The very existence of flamethrowers proves that some time, somewhere, someone said to themselves,
'You know, I want to set those people over there on fire, but I'm just not close enough to get the job done'"

            Integrity

An oft using saying is "What goes around, comes around".

I am a firm believer of this. It may be me who gets dealt to, but it may not be me who gets to deal it back to the same people. But remember, somewhere, sometime, fate (or whatever you call it) will deal those people a shitty hand and they turn around and say "That is so unfair. Why did that happen to me?"

            Just desserts.
            Patience is a virtue.

I agree with you, Essence. Once I learnt to appreciate what I did have rather than moan about what I didn't have, and started to something for those with less than me, my luck really improved. I have noticed that bad karma takes a bit longer to go back to the sender but when it does, look out. I know a good story of someone who got theirs. It was poetic justice.

Update, private sale people felt so guilty about everything they've just cancelled the other sale and I now have the property back!!

Call me a cynic but sounds like the other deal fell through and they've had to come crawling back to you! Congratulations anyway, you stuck to your principles and it came right in the end.
