Value of a location + View

Different vendors are offering me different houses on the same street. They are all up hill.

One house (House #1) is $20K more expensive than the one opposite (House #2), because it has better view (the other one is not bad at all) and also North facing.

The one house (House #3) is $10K more expensive than the next one (House #1), because its location is higher than the other one. Both facing the same side, same street, they just next each other.

I am thinking to buy for an investment, aiming for capital gain in short time (~1 year). So which one should I choose ?

    Thanks

You'd better be looking for some way to add value in order to sell for a capital gain in 1 year.

I'd pick the north facing one always, but as an investor I'd buy whichever one was the most under valuation. And if they're all being offered cheap buy them all!!

I am always wondering why many people like north facing? isnt just depend on how we design the house?

North facing houses are warmer, generally drier and last longer due to more sun

It depends. If you live in the northern hemisphere, south facing is preferred.

If a house facing South, the back part (which is facing North) would also warmer due to more sun.

Hi there. Duwi has a good point, because most houses have the outdoor flow around the back for privacy, and South-facing houses work best, especially with old-style bungalows and villas.

                  Only on the flat.
Here in Wellywood you often only face North or South cos you're perched on the side of a hill!
