    hokianga

Have been spending the last couple of weeks just reading the interesting information found in the forums.

I would like to hear from anyone if they know anything about the Hokianga especially Opononi and Omapere areas as far as real estate is concerned. any information would be appreciated

    Hi Kerri

    Welcome to Propertytalk.

Have you done a search on the Realenz site for properties for sale in those areas?

    Regards

      Hi there,

There has been considerable increases in property prices for anything with an outlook over more than a puddle in Northland and although not as great as the east coast, the west has seen it's fair share of capital gains.

There was talk three years ago of a bridge replacing the ferry across the Hokianga from Rawene and although it was approved, I'm not sure if it ever happened. This would make transit a lot easier in the area although with rising fuel prices, perhaps these out of the way areas are not the best places to invest?

No the bridge never went ahead. The areas you refer to haave been slowly growing in value over the past 3 years and it will continue to grow so if you can find something affordable with sea views pick it up and sit on it for a few years

          Interesting post Kerri,

was wondering when this area would get mentioned on this site as there's been little talk of it since i joined....

i bought (in partnership) a 8ha piece of native bush covered waterfront land in hokianga (just along the coast from rawene) about two and a half years ago now. It's about 15 mins from opononi and 1 hour from paihia.

The value of this has increased a heap since we bought and agents have been contacting people with land to see if they want to sell.

Since this time there have been many developments done and there's still lots of land undeveloped although my gut feeling is that most people who are holding it are looking to make hay themselves down the line and subdivide.

Not as many bargains to be had these days but still some good value around there IMO.

Definitely not up to east coast standards as drelly commented on but still good for boating and some pretty impressive views/scenery available.

Am interested in your position and what you're looking for?? Bare land for capital growth/House for rental and gain/Farmland for lease and gain??

My parents & I live in Rawene. My Dad bought a section here last year for $17,000 and just had it re-valued. It's now worth $150,000. I just picked up a house before it went to mortgagee auction for $90,000. Great harbour views (if you're into that sort of thing!) Haven't had it valued yet (needs minor repairs) but if the house next door is anything to go by, should get a nice capital gain. Neighbours have their "modest" house on the market for $250,000...anything with a view is going for some really ridiculous prices, but if people are willing to pay them then all well and good.
It's definately getting harder to find the bargains up here. Rent prices haven't really followed the property value increases - 3bdrm houses rent for around $160-$180 a week. So unless you got in before the price boom (or you can find a bargain)capital gains would be the main way to make a buck up here.

kolzee - I am glad I started stirred up some interest in the Hokianga. My partner and I are considering purchasing some land in Omapere which overlooks the harbour, out to the heads, across to the sand dunes, up the harbour and out to the tasman sea along with some native bush. we are wanting to sub divide and sell off some land and keep the rest to build for the futre

I heard some very interesting numbers the other day. The disclaimer is that I haven't verified them...

Apparently, there are over 4000 sections being developed for sale at the moment in the Far North with around 1700 of them due by the end of the year. What is the greatest number of sections ever sold in the region in one year? 250.

If it's true, there could be some interesting times ahead!

KERRI, this sounds like an excellent plan to me.

We had considered doing similar (and may still do so) but the way the value is rising we'll keep hold of it for now!!!

There can actually be quite good peak holiday period rental on houses too (our neighbour rents his for part of the holiday period) which may help your funding if you want to go down this track. Not for me but some people don't mind strangers staying in their holiday home!!
