How do I find the property's owners details ? PropertyGuru ?

    Hi guys,

Long story short I went for a drive in South Auckland and I found an abandon property with broken glass windows, etc

So basically I'm trying to find out the owners contact details so I can ask whether he wants to sell it or not.

Any idea from my fellow investors ?

    Thanks

      Hi Nick,

If we saw a property and decided to buy it, do you go there on behalf of us for negotiation for a fee.

We do get asked to do this a lot and haven't pursued it as a formally scoped service because we've found that while the amount of work to discuss with the investor their strategy and goals, visit a property, research the area, meet with our team, talk through options and strategies etc to really nail the value and negotiation strategy is about 75% of the work of doing a normal sale and most folks are thinking 10% of our normal agency fee :-)

It depends a lot on your knowledge, experience and confidence level... have you all the research at hand and want someone to tie it together and help you check your thinking (1-2 hrs coaching)? Or is it a property that you've found but would like someone to come in and manage the whole research, DD and buying process? Or somewhere in the middle? Shoot me a PM and i'll try to help you out regardless.

        Cheers
        Nick

That does sound like good money. On an $800k place they get $8k for a very small amount of work...

What do you get for your 1%? Is there any value add and research?

No. Just stand there and bid for the client. I can't believe you Aucklanders haven't come up with this stuff yet

Been common there for a long time. They are actually buyers agents so exactly the same as New Zealand now really. Main difference is in NZ we go to an auction and buy the property then sell it to a client. Over there they charge you 1% and buy it for you. Arguably a more transparent process by far than ours.

If there's any council hearing documents the owners details will be recorded for the address and it's almost always available or easy to find / public domain?

Maybe cross reference other properties if they own more than one. If it's a case of one owner on a abandoned property with zero paper trail, yeah it's tough.
