Te Atatu South or Glen Eden?

Been to a few open homes so far and split on which area will appreciate more and gentrify for a investment

Te Atatu South- close to motorway, zoned for Rutherford and Rangeview schools. Just came back from open homes in Tiriroa St- area seems to be rough. Is there a lot of state housing in this area?

Glen Eden- looking in Kaurilands, Konini zone. Good schools including GBHS. Train link, town centre has potential. Downside is motoway access. Middle class area- more state housing around Solar rd etc but looking at Glen Eden East so a different area

Te Atatu is more affordable and more value for money. Glen Eden seems like a nicer area already.

    Any westies here with thoughts?

    Thanks Pat

I see Te atatu getting a big boost when the road works and tunnel is sorted early next year.
Glen Eden going ahead quickly to but if the twin towers get the green light it's going to be interesting.

      Te Atatu

Proximity to transport/motorway is the key.

Glen Eden is a bit too far out of nowhere.

If Glen Eden which is 5 mins from New Lynn, (which is going crazy at the moment) is the middle of no where, then we really do live in a tiny city, maybe you just don't understand that part of Auckland so an in uneducation reply is the best you have?
Prices from New Lynn are starting to trickle into Glen Eden, most parts of the suburb are very family orenitated with a lot of well built houses. The township isn't great but no differnt from Sandringham or Surrey crescent etc.
Glendene and te atatu south have had some big jumps in sales prices lately. You'll get a slightly better deal in Glen Eden at the moment, but that is changeing. I have lived in all of these areas and consider Glen Eden to be good bang for your buck with a lot of great stuff only a few minutes drive away. Right next to the best beaches in Auckland too!

Hey Gary- yep TaT is close to the motorway. The downside is you have to drive to Henderson or GE to get the train which is the best form of transport out west. Glen Eden has a station as does Sunnyvale so that is a plus.

Glen eden , close to train station.
With CRL , Glen eden will benefit a lot , in the next 10-15 years , with construction in the CBD, close to good public transport is Key and you choose not to drive to CBD as traffic is getting worse and parking is on the raise.

Once the SH20 tunnel is open, motorway access out west will improve dramatically.

I'd love to think that... but seriously doubt it. The reality = crashes on SH20 which do no currently affect flows elsewhere will now affect the whole grid too and vice versa. It's gonna be a horror movie "Spaghetti Junction 2".

Glen Eden has train station, is same distance to Henderson as Tat, and closer to New Lynn which is getting more and more infrastructure/amenities. If there is a crash on the motorway there are alternative routes to get West/to City/South if you are in Glen Eden - Good luck if on the Peninsula. Lots of choices for schools too. As said before closer to beaches.

I will take motorway access over bus/train any day of the week.

                      Personal preference.

Bus, but more so train opens other avenues of income stream - ie. international students.

Access to motorway any day, if they ever get a train service that can get me around Auckland like the link road will when sh20 opens I might change my mind. Suspect I will be dead by then though.

They are both in Auckland, just pick one and buy something.
