Working out fair value on sale of auckland property

Hey everyone, Am selling a home and income in mt wellington, auck shortly.
2 units on one title, one 2bed and one 3 bed with internal access garage. 2 bed basic but tidy, 3 bed fully renovated with extensive water views. new roofs fully insulated the full works. whole site landscaped and immaculate. I should mention both are 60's weatherboard and sound.

Wondering what tools people use to value a property like this, both the agent and myself have an idea on value. There are no comparable sales in the immediate area.

rental income is 450 from 2bed and likely 550 minimum from 3bed. Due to the tightening of investors finances with recent lvr changes it may not be as easy as saying 4-5%yield as the support/starting point??????

We are planning to take to auction and work from there. Would hate to sell myself too short due to these lvrs when i could have waited for the drama to die down.

Reason behind selling is i have more property in the area that is more attractive to me and must sell to develop/advance on that.

Would be keen to here others thoughts on what they would do, and how they work out true value.
    many thanks

We'd love to sell it for you ;-)

Anyway, it sounds like this could go to a home buyer as Home and Income? Are there any recent sales you can compare with?

I can do a CMA if you PM me an address. That will give you all comparable sales and all current listings in the area.
