    Property manager's responsibility for damage?

    Hi all,

I'm hoping some of you may be able to help out with a bit of advice.

I have a rental in Auckland looked after by a property management company. Just over three months ago a regular inspection found a patch of spongy floor adjacent to the bathroom. Obviously that's a bit of a worry so I emailed them straight back the same day to tell them to send someone in to get it checked out/fixed. It appears that nothing was done as the most recent inspection, done by a new property manager (but under the same company) showed up the same issue. After telling them to get it checked again they've now had a builder go in who has identified pretty extensive water damage. Basically sounds like the whole bathroom will need to be gutted.

I'm pretty annoyed that this problem wasn't addressed when I first instructed them to check it out. Obviously there's three months worth of damage that could have been avoided and I'm not particularly happy about footing the entire bill for the repairs. But, I also don't know how extensive the problem was when it was first identified, or, how much of the damage could be attributed to the last three months. I definitely feel my property managers (at least the previous one) have neglected their duty by not having it seen to when I first told them to, but I'm really not sure how to proceed with this.

Has anyone had any similar experience? Any advice would be appreciated!

    Thanks,
    Dan

Sorry to hear of your bad experience with a 'professional' I expect your insurer will have an issue with their lack of action as well. There is also the whole H&S aspect to the problem now also which the PM has failed to address. Don't take any nonsense from your PM company. You are paying them a fee for a professional service. Perhaps I could suggest an IPMA member as your next PM to ensure a proper job & integrity.
