What are your motivating factors for selling?

In the property investment arena there is a financial benefit to be gained by finding a motivated seller? This is less evident if the seller is an investor.

What are your motivating factors for selling?

I am looking to buy my next property; I have established a trust into which the property will reside.

I am very interested to negotiate with an existing investor who is motivated by creativity to purchase one of your existing properties in the central Auckland area.

This would be my home; the range I am looking at is in the 250k to 350k price bracket.

    Hi ivi,

Why do you want to buy off an investor ? They will want top dollar and only want to off load non-performing properties (I know that's all i'd sell).

I agree Cliffy, NEVER is always a good time to sell, unless you're a trader of course!!

About 2 months ago I was thinking about selling one of my properties, but everyone who replied to my post (especially Kieran) convinced me to keep it. Glad I did ... just got it refurbished, got a new tenant, increased the rent by $20pw

In my case Kieran pointed out that I should only consider selling if I have to, i.e. if it affects my borrowing capacity and stops me from buying more properties.

Like Dean said, I think most of the buy and hold investors will agree that "NEVER" is always a good time to sell.

          Reason's why I would sell:
          - If I intended to trade it
          - If I made a balls up when purchasing a rental and the numbers didn't stack up
          - If my debt level was quite high and I decided to reduce it (for example after a boom if I was expecting a slump).
          - And similar reasons as mentioned in earlier posts

And you have me wondering why you'd want to purchase a property off an investor who is "motivated by creativity" as well. I sense you have some tricky scheme planned for this one.

            zensei,
I think most prudent investors, of any speciality, would advise the best time to sell is when the money from the sale can be put to better use after taking into account the risks.

For example if you had a property worth say $200k that a neighbour was willing to pay you $300k for (because it would allow him to do a big development) then chances are you could reinvest the $200k in a similar property and put that extra $100k to work for you.

Or perhaps you may have a block of land that is earning you nothing that someone is willing to pay you good money for. You put your money from the sale to work in other investments, possibly property, that pay you an income.

            Never say never.

                Hi,

We are off loading all of our IP's (4 down one to go), and here are our reasons:
                1) Profits to pay off PPOR
                2) Cash to renovate old 1900's villa
                3) Invest in sharemarket
                4) Extra $$$ to buy IP's when the market cools.

Thank you all for the interest in the topic.

I have read so many gems here at propertytalk that stir me, (staying with the spirit thing y).

I am quite blatantly searching for a likeminded partner to participate in a creative negotiation.

                  Warm Regards,

I genuinely feel sad for you Wada. You will look back in 10 years and wish you'd stayed in the market. Part of being successful is to be counter cyclical. Everybody else is getting out of property and into shares. That's signal for us to buy property!!
However if your goals do not include wealth through property then I wish you well

                      Hi Cliffy,

Well I hope the above general response explains my intentions.

I would love to add to my story, nothing better than doing it with a creative twist.

                      Cheers,

                          Hi,

I genuinely feel sad for you Wada. You will look back in 10 years and wish you'd stayed in the market.

                          - Pooomba you crack me up as I keep chuckling at this comment. If you have another read at our reasons for selling it clearly says we will buy IP's when we believe the market has cooled. We know our market area intimately and we will be ready to buy IP's when it does.
In my mind this strategy is 'counter cylical' or as I call it 'common sense'.
You may know more about property than I do but I find it arrogant that people believe that their way is the 'only way' to succeed and rubbish other peoples strategies. We will be financially independant well before 10 years is up if we stick to our plan so please Pooomba don't feel too sad for me or my family.

I believe that anyone with a sound financial plan based on expert advice followed up with experience can succeed. We have invested in the sharemarket for a number of years and our portfolio is doing great. There is more than one strategy out there to be wealthy.

                          Wada
